PLANNING COMMISSION INDEX FOR 2005 MEETINGS <br />a proposal before Planning Commission to rezone the Limited Industry, Industrial Park <br />portion to Single Family Cluster. <br />Lot Split Plat for 30898 Bradley Road (Shadow Wood Condominiums) <br />The proposal is to split Permanent Parcel Number 233-07-025 (approximately 9.362 <br />acres) into two parcels. The east or south parcel (Parcel A) will be 0.447 acre, and the <br />west or north parcel (Parcel B) will be 8.915 acres. The location is on the west (or north) <br />side of Bradley Road and just east (north) of Wild Oak Drive. Current zoning for the <br />portion of Permanent Parcel Number 233-07-025 within a strip approximately 60 feet <br />wide along the north property line, and parallel to Barton Road, is Residence, Multiple. <br />Current zoning for the remaining portion of the property is Limited Industry, Industrial <br />Park. There is currently a proposal before Planning Commission to rezone the Limited <br />Industry, Industrial Park portion to Single Family Cluster. Proposed Parcel A would then <br />be included in the Single Family Cluster zoning. The existing parcel conforms to the <br />area, frontage and depth requirements of the Zoning Code for Limited Industry, Industrial <br />Park. The proposed Parcels A and B will not conform to the frontage requirements of the <br />Zoning Code for Limited Industry, Industrial Park. The required width is 200 feet, and <br />the actual widths will be 105 feet and 144 feet. The proposed Parcel A will not conform <br />to the area requirements of the Zoning code for Limited Industry, Industrial Park. The <br />required area is one acre, and the actual area will be 0.447 acre. The proposed Parcel B <br />will conform*to the area requirements of the Zoning Code for Limited Industry, Industrial <br />Park. <br />Smokev Bones Restaurant, 25785 Brookpark Road: (WRD 4) <br />Proposal consists of constructing a new 6,820 square foot building and site <br />improvements. <br />Carpet & Tile Liquidatoa-s, 28597 Lorain Road: (WRD 3) <br />Proposal consists of demolishing existing building and constructing a new 21,190 square <br />foot building. <br />Master Plan 12eport I)iscussion <br />MAY 10, 2005 <br />The Planning Commission minutes from April 26, 2005, have been submitted for <br />approval. <br />C& C Realtv (Halleen Chevrolet); 27932 Lorain Road, (WRD 1): <br />Proposal consists of demolishing current service garage for automotive storage. <br />Note: Variances are required. WITHDRAWN <br />Arbor Homes, LLC PP# 234-23-010 and 234-23-013 Stearns Road (WRD 3): <br />The proposal is to create a major subdivision by splitting existing Permanent Parcel <br />Numbers 234-23-010 and 234-23-013 (5.6468 acres) into twelve single family parcels <br />fronting on a sixty-foot wide cul-de-sac street dedicated to the City of North Olmsted. A <br />proposal to split and consolidate the existing two parcels was approved by Planning <br />Commission on March 22, 2005. The proposed parcels will vary in size from 0.264 acres <br />(11,499.02 square feet) to 0.5489 acre 23,910.86 square feet).
