Note: Planning Commission forwarded the proposal to the BZA and ARB <br />on 4-26-05. The Board of Zoning Appeals addressed sign variances on 5-5-05. The <br />Architectural Review Board addressed the proposal on 5-18-05. <br />Carnet & Tile Liquidators, 28597 Lorain Road: (WRD 3) <br />Proposal consists of demoTishing existing building and constructing a new 21,190 square <br />foot building. Note: Planning Commission forwarded the proposal to the ARB on 4-26- <br />05. The Architectural Review Board addressed the proposal on 5-18-05. <br />C& C Realtv (Halleen Chevrolet); 27932 Lorain Road, (WRD 1): <br />Proposal consists of demolishing current service garage for automotive storage. <br />Note: Variances are required. <br />Ganlev Lot Split and Consolidation for 25600 Lorain Road (Ganley Real Estate Co.) <br />The proposal is to 1) split Permanent Parcel Number 232-34-011 (approximately 1.7334 <br />acres) into two parcels, and 2) consolidate 1.1296 acres of Permanent Parcel Number <br />232-34-011 with Permanent Parcels Numbers 232-34-012, 232-34-013, 232-34-014 and <br />232-34-015. The consolidated parcel will be 7.1591 acres. The location is on the north <br />side of Lorain Road approximately 160 feet east of Ranchview Avenue. Zoning for the <br />portions of Permanent Parcel Numbers 232-34-011 through 232-34-015 within 500 feet <br />of the centerline of Lorain Road (south portion) is Retail Business, General. Zoning for <br />the remaining portions (north portions)of these parcels is B, Residence, Single. <br />The existing Ganley Real Estate Company and Rozakis Family, LLC parcels conform to <br />the area requirements of the Zoning Code. The existing Ganley Real Estate Company <br />parcels 232-34-012, 232-34-013, 232-34-014 and 232-34-015 do not conform to the lot <br />width requirement of the zoning code. The required lot width is 150 feet, and the actual <br />widths are approximately 89 feet, 89 feet, 107 feet and 81 feet, respectively, measured <br />perpendicular to the mean lot depth line. <br />The proposed Ganley Real Estate Company parcel will conform to the area and lot width <br />requirements of the Zoning Code. <br />The proposed Rozakis Family, LLC parcel will conform to the area and lot width <br />requirements of the Zoning Code. The required area is 40,000 square feet, and the <br />actual area will be approximately 1.2 acres. <br />7
