PLANNING COMMISSION INDEX FOR 2005 MEETINGS <br />JLTNE 14, 2005 <br />The Planning Commission minutes from May 24, 2005, have been submitted for <br />approval. <br />City Hall Front Entrance Proiect <br />Shadow Wood (Bradlev Road Cluster, 30898 Bradlev Road: (WRD 3): <br />Proposal consists of the construction of a single family cluster home development. <br />Note: Architectural Review Board addressed this proposal on 7/21/04, 9/22/04 and <br />1/19/05. Planning Commission tabled this proposal on 9/28/04, 12/14/04, and 1/25/05. <br />Applicants requested to be postponed on 10/12/04, 2/8/05, 2/22/05, 4/26/05, 5110105 and <br />2/24/O5. <br />Arbor Homes, LLC PP# 234-23-010 and 234-23-013 Stearns Road (WRD 3): <br />The proposal is to create a major subdivision by splitting existing Permanent Parcel <br />Numbers 234-23-010 and 234-23-013 (5.6468 acres) into twelve single family parcels <br />fronting on a sixty-foot wide cul-de-sac street dedicated to the City of North Olmsted. A <br />proposal to split and consolidate the existing two parcels was approved by Planning <br />Commission on March 22, 2005. The proposed parcels will vary in size from 0.264 acres <br />(11,499.02 square feet) to 0.5489 acre (23,910.86 square feet). The location is on the east <br />side of Stearns Road and approximately 500 feet south of Interstate 480. Zoning is B, <br />Residence, Single. The existing parcels conform to the area, width and depth <br />requirements of the Zoning Code. The proposed parcels will conform to the area, width <br />and depth requirements of the Zoning Code. Note: Planning Commission tabled the <br />proposal on 05-10-05. <br />Plat for Dedication of Utilitv Easements for Shadow Wood Condominiums (WRD <br />31. <br />The plat is for the dedication of sanitary sewer, ditch, water main, and grading easements <br />for Permanent Parcel Number 233-07-025 (approximately 9.362 acres) which will be <br />known as Shadow Wood Condominiums. These utilities are to be installed as part of the <br />development project. The location is on the west (or north) side of Bradley Road and just <br />east (north) of Wild Oak Drive. Current zoning for the portion of Permanent Parcel <br />Number 233-07-025 within a strip approximately 60 feet wide along the north property <br />line, and parallel to Barton Road, is Residence, Multiple. Current zoning for the <br />remaining portion of the property is Limited Industry, Industrial Park. There is currently <br />a proposal before Planning Commission to rezone the Limited Industry, Industrial Park <br />portion to Single Family Cluster. Note: Applicant requested to be postponed on 4/26/05. <br />Lot Split Plat for 30898 Bradley Road (Shadow Wood Condominiums) (WRD 3): <br />The proposal is to split Permanent Parcel Number 233-07-025 (approximately 9.362 <br />acres) into two parcels. The east or south parcel (Parcel A) will be 0.447 acre, and the <br />west or north parcel (Parcel B) will be 8.915 acres. The location is on the west (or north) <br />side of Bradley Road and just east (north) of Wild Oak Drive. Current zoning for the <br />portion of Permanent Parcel Number 233-07-025 within a strip approximately 60 feet <br />wide along the north property line, and parallel to Barton Road, is Residence, Multiple. <br />8
