She said a resident directly across the street, Mr. Jeff Bus, 30899 Bradley, did not get <br />notified and wondered why. <br />Mr. Koeth moved to table this proposal with the following recommendations: <br />1) Will allow setbacks less than 25' as shown. <br />2) Relocate the landscape beds outside of the drainage areas <br />3) Request the applicant to submit landscape plans on the correct site plan. <br />4) Consider the recommendations made by the Engineering Department concerning <br />the culvert and landscaping plans in addition to the required plan revisions on the <br />easement documents. <br />5) Recommended to mix the styles/elevations of buildings and garage doors by the <br />groupings. <br />6) Lighting plan is required. <br />7) Condominium documents are required. <br />Mr. Lasko seconded, which was unanimously approved. <br />Halleen Kia, 27726 Lorain Road, (WRD 1): <br />Proposal consists of an addition to the existing showroom and site improvements. Note: <br />Variances are required. <br />This is the applicant's first appearance before the Planning Commission. They appeared before <br />the ARB at their December and January meetings. Prior to the two ARB meetings, and <br />recognizing the importance of this corner development in North Olmsted, Kia representatives <br />met several times in October with City staff and representatives of PC, ARB, Landmarks <br />Commission and City Council to review the plans and offer design suggestions. These meetings <br />focused primarily on the building design. . <br />The ARB made suggestions at the December meeting. They reviewed these changes and <br />additionally recommended the following: <br />• Install cutoffs on the light fixtures. <br />• Substitute/mix in taxus in lieu of junipers in the existing planting bed. <br />• Adding additional taxus and four honey locust trees in the landscape strip along Porter <br />Road. <br />• Along the north fence area, add 6' tall arborvitae on 5' centers, eliminating the rock and <br />making it a soil mulch bed. <br />• On the east fagade of the building, add an additional masonry pilaster to the north side of <br />the door unit. <br />• The cornice on the second floor portion of the building shall be continuous around the <br />west side. <br />As the ARB meeting was last Wednesday, these amendments have not yet been incorporated into <br />plans. <br />The proposed development plan will require significant variances, which will be addressed in <br />greater detail by the Building Department.
