<br />CITY OF NORTH OLMSTED <br />PLANNING COMMISSION MEETING <br />COUNCIL CHAMBERS <br />TUESDAY, FEBRUARY 8, 2005 <br />MINUTES <br />1. CAUCUS <br />None called <br />H. ROLL CALL <br />Chairman Koeth called the meeting to order at 7:45 p.m. <br />PRESENT: Chairman R. Koeth, Board members M. Yager, S. Hoff-Smith, T. Hreha and W. <br />Spalding. <br />ALSO PRESENT: Assistant Law Director B. O'Malley, Planning Director K. Wenger, City <br />Engineer G. Durbin and Clerk of Commissions D. Rote. <br />ABSENT: Board member; J. Lasko. <br />REVIEW AND CORRECTION OF MINUTES: <br />The Planning Commission minutes from January 25, 2005 have been submitted for approval. <br />Mr. Spalding advised that he was absent from the January 25, 2005 meeting. <br />R. Koeth moved to approve the January 25, 2005 minutes as corrected. S. Hoff-Smith <br />seconded the motion, which was unanimously approved. <br />III. COMMUNICATIONS <br />IV. OLD BUSINESS <br />V. NEW BUSINESS <br />Westfield Shopping Center; PP# 236-09-001(Great Northern Mall Mav Parcel) Lot Split: <br />The proposal is to split Permanent Parcel Number 236-09-001 (16.73478 acres) into two <br />parcels. The split parcel (Parcel A) will be 1.50 acres. The remainder parcel (Parcel B) will be <br />15.2348 acres. The location of the new split parcel is at the existing vacant building on the <br />north side of Great Northern Mall in front of Kaufmann's and west of Dick's Sporting Goods. <br />The proposed use of Parcel A is a restaurant. Zoning is Retail Business, General. The <br />proposed lots will conform to the area and frontage requirements of the Zoning Code. <br />Department reports: <br />Planning Director Wenger reviewed that she had been working with the Engineering <br />Department as well as the applicant. One of the original concerns was that the proposed use is <br />a restaurant and the lot split being requested was less than 1.5 acres. The applicants agreed to <br />increase the lot split to 1.5 acres and, as such, she has no objections to the lot split. She would <br />encourage Plaruiing Commission to include in their recommendation that the circle road be <br />maintained and not be built upon when the restaurant is developed. Furthermore, that the new <br />parcel created should not have direct access onto Brookpark Road as it is limited access and <br />the site can be accessed via an existing traffic light.
