We could not get tenants to come into the industrial part, let alone on back roads with <br />subdivisions and people residing there.. It was determined that the area, from an existing land use <br />perspective, is not industrial in nature and is not appropriate to continue that way. The street <br />infrastructure would not support the types of vehicles and equipment that industry would take <br />and residential zoning would be most appropriate. Whether this would be single family, cluster <br />conservation, it is site specific and the Planning Commission should evaluate each of those <br />proposals separately. It is not appropriate industrial and should remain as it is used and that <br />being residential. Mrs. Given said it is industrial and when the zoning was changed, this does <br />not help the businesses. Ms. Wenger said current businesses will not be forced to leave. She <br />further said many of the businesses are on the south side of,the street, the north side of the street <br />will be rezoned. She said as times change, this area is not right for industrial development. Mrs. <br />Given said this area was zoned residentia120 years ago, then changed to industrial and now back <br />to residential. She asked if this is fair and is this how the City treats their residents. Chairman <br />Koeth told her he appreciates her comments and they will be considered. Mrs. Given told the <br />Committee to take a good look at this because she will be looking at twenty homes from her <br />window. They will lose their privacy with all the trees being removed. <br />Ms. Hoff-Smith added that she was extremely impressed and has been involved with the <br />community on several different levels. She said getting public participation is extremely <br />difficult, but was impressed with the number of people who came out for the focus groups and <br />their willingness to participate. Change is difficult and looking back th'irteen years to a plan that <br />was never implemented and now we will have a planthat Will,guide us into the future. <br />,.,? : <br />Mr. Spalding said a lot of time and effort was put forth and 'having served on the Steering <br />Committee, said everyone did a fantastic job. He looks forward to getting more public <br />commentary before proceeding with the Master Plan. <br />Mr. Laslco commented that as an elected member of the Board of Education, he feels that the <br />schools and the City of North Olmsted should work more closely for the betterment of the <br />children and community. He said this type of partnership is already underway' in other areas of <br />Northeastern Ohio and said he is ericouraged by wliat i's incorporate'd in this document because it <br />reflects a more enlightened view. It is the new way of doing business. There will always be <br />areas that the schools will be primarily responsible for,! sucli as grade realignment or curriculum <br />that is being taught. The City on the other hand,ihas area's ?of responsibility, such as, zoning or <br />real estate,, maintenance programs or 'street improvements. Tliere is a great deafof commonality <br />about community facilities and parlcs and recreations. Although it may take time for the zoning <br />process to unfold or be modified, there is the potential to deliv.er the most bang for the buck for <br />citizens of North Olmsted by encouraging, developing and working hand in hand between the <br />schools and the City which can almost immediately improve the quality of life for the people. <br />Mr. Lasko said he is strongly encouraged by the concept of the Master Plan and said it will serve <br />as a guidepost on the City side and with the schools for future'development. <br />Ms. Wenger asked the Commission for any questions or any specific clarifications that she could <br />answer. After having the opportunity to 'see the, presenta'tion, which he feels added a different <br />perspective, Mr. Lasko thought it would be benef cial to have the opportunity to review it in <br />greater detail before getting into a detailed discussion of specifics.
