Koeth moved to table Shadow Wood (Bradley Road Cluster of 30898 Bradley Road. S. <br />Hoff-Smith seconded the motion, roll call on the mo'tion R. Koeth, T. Hreha, S. Hoff- <br />Smith, M. Yager "yes" and R. Bohlmann "abstained". Proposal Tabled <br />Cha.irman Koeth altered the order of the docket to accommoclate residents who were <br />present to address each of the Shadow Wood issues. <br />• Plat for Dedication of Utilitv Easements for Shadow Wood Condominiums <br />The plat is for the dedication of sanitary sewer, ditch, water main, and grading easements <br />for Permanent Parcel Number 233-07-025 (approximately 9.362 acres) which will be <br />knovvn as Shadow Wood Condominiums. These utilities are to be installed as part of the <br />development project The location is on the west (or north) side of Bradley Road and just <br />east (north) of Wild Oak Drive. Current zoning for the portion of Permanent Parcel <br />Number 233-07-025 within a strip approximately 60 feet wide along the north property <br />line, and para11e1 to Barton Road, is Residence, Multiple. Current zoning for the <br />remaining portion of the property is Limited Industry, Industrial Pazk. `I`here is currently <br />a proposal before Planning Commission to rezone the Limited Industry, Industrial Park <br />portion to Single Family Cluster. <br />• Lot Snlit Plat for 30898 Bradlev Road (Shadow Wood Condominiums) <br />The proposal is to split Permanent Parcel Number 233-07-025 (approximately 9.362 <br />acres) into two parcels. The east or sduth parcel (Parcel A) will be 0.447 acre, and the <br />west or north parcel (Parcel B) will be 8.915 acres. The location is on the west (or north) <br />side of Bradley Road and just east (north) of Wild Oak Drive. Current zoning for the <br />portion of Permanent Parcel 1Vumber 233-07-025 within a strip approximately 60 feet <br />wide along the north property line, and para11e1 to Barton Road, is Residence, Multiple. <br />Current zoning for the remaining portion of the property is Limited Industry, Industrial <br />Park. There is currently a proposal before Planning Commission to rezone the Limited <br />Industry, Industrial Park portion to Single Family Cluster. Proposed Parcel A would then <br />be included in the Single Family Cluster zoning. The existing parcel conforms to the <br />area, frontage and depth requirements of the Zoning Code for Limited Industry, Industrial <br />Park. The proposed Parcels A and B will not conform to the frontage requirements of the <br />Zoning Code for Limited Industry, Industrial Park. The required width is 200 feet, and <br />the actual widths will be 105 feet arid 144 feet. The proposed Parcel A will not conform <br />to the area requirements of the Zoning code for Limited Industry, Industrial Pazk. The <br />required area is one acre, and the actual area will be 0.447 acre. The proposed Pazcel B <br />will conform to the area requirements of the Zoning Code for Limited Industry, Industrial <br />Park. <br />R. Koeth moved to table both the Plat for Dedication of Utility Easements and the Lot Split <br />Plat for 30898 Bradley Road (Shadow Wood Condominiums). S. Hoff-Smith seconded the <br />motion, roll call on the motion R. Koeth, T. Hreha, S. Hoff-Smith, M. Yager "yes" and R. <br />Bohlmann "abstained". Proposal Tabled <br />Chairman Koeth announced that there would be no further discussions pertaining to <br />Shadow Wood proposals and advised that although everyone was welcome to stay and <br />partake in the Commission's meeting, he would pause the meeting a few minutes to allow <br />those audience members who wished to leave an opportunity to do so. <br />2
