s Consider masonry/stone wainscoting around perimeter of building
• Consider manufactured stone or green paneling as materials for enclosure area
• Produce more realistic elevations with actual proposed landscaping
• Provide for Iandscape irrigation
She believed that many of the comments were addressed in the revised plans although not a11.
More information is needed on site lighting. While fixture details were provided, earlier in
the day a photometric plan was not. If the applicant is not adding new light poles to the site
and only providing decorative lighting to the building, a photometric plan is not necessary.
Planning Commission could rule on the issue of decorative lighting. She recommended that
after the applicant's presentation, Planning Commission table the proposal and refer it to the
Architectural Review Board as well as the Board of Zoning Appeals board with
recommendations.
Mr. Rymarczyk indicated that variances for signage would be required.
Applicants presentation:
Ms. Nunn representing Smokey bones reviewed that Smokey Bones was a sister concept to
Olive Garden and Red Lobster. It is a barbeque restaurant with a mountain lodge style.
There would be posts and stones used on the exterior as well as interior walls. The
applicant's intent is to install the required landscape irrigation system. Application to go
before the Boazd of Zoning Appeals for sign variances was submitted. She acknowledged
she received Engineering comments and said their engineers were addressing the
requirements and those plans would be submitted by weeks end. There to be gabled
elements used on three sides of the building. The gables would be supported by stone
columns with gables framed using large pine pealed 12-inch peers. The majority of the
building would be constructed out of a hardy planked siding, which is a cement board that
looks like wood, but is indestructible. At the upper level there is a vertical hardy plank
which is a forest green and coincides with the flat roof porch area. The building colors in
general are earth tones with burgundy accent bands around the windows and the forest green
accent planks.
Commissions Comments:
Mr. Yager requested an accurate elevation plan be created which depicts the actual setting of
the building. The current elevations show mountains a.nd a landscaping plan which are
inaccurate. At pre-submission meetings applicants were asked to address the service area,
which is still shown as split-face block and still needs to be blended into the building. He
indicated that he was recently in South Carolina and saw a Smokey Bones which in fact had
a stone base around the entire perimeter of the building, which was and still is being
requested for the North Olmsted location. The stone base gave the restaurant a strong
appearance and would be the right type of building for the City's weather environment. Ms.
1Vunn suggested that the landscaping and the backdrop of the elevations were created for a
different site. She suggested that the plantings shown on the plans reflect three years growth
not initial plantings. The split-face block would be painted to match the color of the building
to blend in the loading dock. The request for the stone around the perimeter of the building
was considered and they would address that issue at the Architectural Review Board meeting.
Mr. Bohlmann hoped the applicants were open to a stone perirneter as the commission would
request the Architectural Review Board address the issue at their meeting. Mrs. Hoff-Smith
commented that as the location would be one of the most visible and traveled sites all the
elevations need to be equally attractive, which is not the case.
7
