The ARB considered this proposal on May 18, 2005. They were very pleased with the changes <br />that had been made as a result of Planning Commission recommendations. These included <br />masonry wainscoting around the perimeter of the building, a matching masonry service area <br />enclosure, and more architectural detailing on the eastern fagade. Night photographs were <br />submitted to show the impact of the building lighting. ARB approved the proposal with no <br />additional recommendations. <br />Ms. Wenger thanked the applicant for being very accommodating and easy to work with. Asst. <br />City Engineer Cathy Becker has been in communication with Brad Taylor in working out all the <br />storm water detention area. <br />John Keen, Site Development Manager from Darden Restaurants Inc., parent company of <br />Smokey Bones, Olive Garden and Red Lobster came forward. He thanked Ms. Wenger for the <br />compliment about being easy to work with. A number of changes have been made to the stone <br />wainscote to the building and the east elevation. Mr.Yager told the applicant that they had done <br />what was requested and can't remember the last time things were done in such a timely manner. <br />Ms. Hoff-Smith said the building is more attractive and should attract more customers. <br />R. Koeth motion to approve Smokey Bones Restaurant, 25785 Brookpark Road, W. Spalding <br />seconded, which was unanimously approved. <br />Carpet & Tile Liquidators, 28597 Lorain Road: (WRD 3) <br />Proposal consists of demolishing existing building and constructing a new 21,190 square foot <br />building. Note: Planning Commission forwarded the proposal to the ARB on 4-26-05. The <br />Architectural Review Board addressed the proposal on 5-18-05. <br />Ms. Wenger reported that this is the applicant's second appearance before the Planning <br />Commission. On Apri126, 2005 the Commission tabled the proposal with recommendations and <br />forwarded the applicant to the Architectural Review Board. <br />The ARB considered this proposal on May 18, 2005. The applicant presented revised plans <br />which showed the requested tree survey, and they indicated they had met with neighbors to <br />discuss screening. Following discussion, the ARB approved the proposal with the following <br />recommendations: <br />Landscaping <br />• Remove the existing large aging maple tree in the front. <br />• Move the front bump out planting area to be in line with the store entrance. <br />• Mix groupings of taxus into the spirea in the planting beds along the front of the building. <br />• Replace the lawn area adjacent to the west side of the building with a planting bed with <br />additional arborvitae plantings to help screen the dock. <br />• Add austrian pines or norway spruce on 15' centers at the rear of the property for screening, <br />which are 7- 8' in height at planting. <br />Building
