• Corbel the top three courses of dark masonry around the building. <br />• Incorporate a third color for the square accent medallions which is less contrasting than the <br />dark color and band or otherwise detail the vertical colored elements. <br />Site <br />• Remove all parallel parking spaces. <br />• Landscape the area along the west property line where parallel parking spaces were shown. <br />• Substitute a masonry base material for the black metal paneling on the ground sign that <br />matches a masonry color from the building. <br />All of the landscaping and site recommendations have been incorporated into the revised plans. <br />Alterations have also been made to the building. Planning Commission can approve landbanked <br />parking and only one access point to the site. Additionally, Planning Commission should require <br />landscape irrigation (which is not shown on plans but indicated on the design review form). <br />Photometric plans were submitted at the meeting. <br />Asst. Building Commissioner Rymarczylc said photometrics were submitted at this meeting and <br />it appears two variances will be needed for lighting. One is for the distance to the residential lot <br />line. Based on the height of the pole, 180' is required off the lot line, the applicant shows 120'. <br />The actual dimension will need to be verified. A variance is needed for a minimum 0.1 foot <br />candle for the parking lot area. The applicant has a 0 foot candle reading. <br />Following are four variances for signage that are required <br />1) Height variance for wall sign <br />2) Square footage for wall sign <br />3) Square footage of the lot <br />4) Total square footage of wall sign on a building <br />Ms. Wenger informed the applicant they will need to be forwarded to BZA for signage and <br />lighting issues. <br />Mr. Durbin said engineering had not received site plans for review; however, the applicant's <br />engineer has spoken to Asst. Engineer Cathy Becker. <br />Mr. O'Malley called attention to the history of the BZA. When they see a property that is located <br />a substantial distance from Brookpark or Lorain and is massive in size and scale of the building, <br />they might consider granting a variance for a sign height greater than 4'. However, in this case, <br />this building has a standard setback from Lorain Road and this should be taken into <br />consideration when making your recommendation to BZA. <br />Mark Ferguson, Four Points Architectural, representing Bad Boys Ltd. came forward and <br />addressed the light variances. Decisions were based on discussion with the neighbors. They <br />expressed concern about lights and headlights shining onto the property. The applicant <br />indicated that they planted arborvitae in a staggered pattern between the existing pines to <br />help screen the lights. No deliveries are scheduled after dark.
