Ms. Hoff-Smith is not concerned as much with the back of the building; however, she feels that the <br />east elevation will be so exposed and a better job could be done. Mr. Koeth asked if fake windows <br />could be put on the east elevation. Mr. Morand said there is a 5-6' continuous hedge along the drive <br />through lane that will reduce the amount of EIFS that is seen from Lorain Road. Mr. Bohlmann <br />suggested taking paneling down to the end, however, Mr. Morand said this signifies where the drive <br />through ends and would make wall look unbalanced. Mr. Lasko was concerned if canopies to fake <br />windows were added to the east elevation that oversize vehicles could ripped them off. He <br />recommended adding more stone to the east elevation. <br />Ms. Wenger suggested that the wall could be broken up using landscaping in the drive thru island. <br />Some hedges could be replaced with taller trees. Ms. Wenger said that the stone elements are focal <br />points of the building and asked what reasoning the Commission would have for highlighting the back <br />of the building. <br />Chairman Koeth requested samples of all building materials and advised the applicant to improve the <br />east elevation. Ms. Wenger requested from the applicant that a revised landscaped plan was submitted <br />and indicated that ARB requested more evergreens, as well as looking into a replacement tree. <br />The Commission discussed Dairy Queen's variance requests. Ms. Wenger suggested the parking <br />variance could be eliminated by showing angled landbanked parking in the one way aisle to the east of <br />the drive thru aisle. This would not require reconfiguration of the parking lot. The applicant agreed to <br />make this change. <br />Variance for more than one wall sign, applicant shows two. Ms. Hoff-Smith and Mr. Spalding feel <br />two are necessary due to how the building is situated and said the Grill and Chill was removed on the <br />east elevation. Mr. Bohlmann disagrees and feels a ground sign is sufficient. Ms. Wenger said she <br />thought the Commission had previously said that they felt two wall signs were acceptable. Mr. Lasko <br />agreed the applicant showed what the Commission asked for. <br />On the north elevation, a 2 1/2' variance for a wall sign higher than code permits; sign is 61/2'. The <br />sign is double stacked, which increases the height. The Commission felt that the applicant should <br />meet code given proximity to Lorain Road. <br />Variance for two additional ground signs, code permits one, applicant shows three. The Commission <br />felt the additional ground signs were reasonable. <br />Variances for ground signs in too close proximity, 200 feet of separation is required. Mr. Rymarczyk <br />said the menu board is 2' away from the preview board and does not see the need for it. Mr. Romp <br />said the preview board will be in the new landscaped area on the east side as you approach the drive <br />through area. The applicant said the preview sign will only be visible for people who are using the <br />drive through. Ms. Wenger informed the applicant if he shows the preview board sign in relation to <br />the landscape plan and this will give the Commission a better understanding of the location. <br />3
