that the Bza granted all their variances except the preview board which would be removed from <br />the drawings. The requested changes included: 1). updated landscaping plans including the <br />landscape beds and additional plantings requested by the ARB. 2). 3-foot high wanes coating <br />around the entire perimeter of the building to match the stone. 3). Neon rope lighting was <br />removed. 4). South side of building was addressed by adding a build-out of the EIFS to create <br />shadows, two (2) false windows with awnings were added and an awning was placed over the <br />rear service door. 5). Railings around the outer patio area were added and will be black as <br />requested. Regarding proposed signage issues; 1). The size of the proposed front ground sign <br />was lowered to 8 feet, 2). The north elevation sign will only be the DQ logo, 3). The east side <br />sign is to have the DQ logo and Grill & Chill signs. Although they were asked to look again at <br />the east elevation they respectfully prefer to keep it the way it is without any further changes. <br />Mr. Yager said he liked the overall look and adjustments that were made, including the <br />landscaping plan and patio fencing. He believes that the applicants truly listened to the City's <br />requests and have presented a very nice project. Mr. Koeth indicated that he visited the site and <br />felt that the shrubs would cover the back area and agreed with Mr. Yager. Mrs. Hoff-Smith <br />indicated that although she still did not like the look of the east elevation she respected the <br />ARB's decision. Mr. Bohlmann questioned the amount of detail put into the west elevation of <br />the building as it faces the vacant Danny Boy building. He questioned if Mr. Romp knew what <br />was planned for the vacant site. Mr. Romp stated that he did not know what was planned. <br />Mr. Bohlmann voiced that he was concerned that the city was in an awkward position as there are <br />existing site problems which need to be addressed, but can not properly be addressed until the <br />outcome of the Danny Boy building is disclosed. He believed that if Mr. Todd Romp had any <br />knowledge of what may be happening with the Danny Boy building he should advise Planning <br />Commission. Mr. Todd Romp stated that currently there were no interested buyers. <br />R. Koeth moved to approve the proposal for I)airy Queen of 24579 Lorain Road, which <br />consists of exterior modifications to the existing building including landscaping. J. Lasko <br />seconded the motion. Roll call: M. Yager, S. Hoff Smith, and G. Conaway - yes; J. Lasko <br />and R. Bohlmann - no. Motion Passed. During roll call J. Lasko commented that his no vote <br />is based upon the design of the east elevation, particularly the amount of EIFS used on the ' <br />building. R. Bohlmann agreed that he did not approve of the east elevation. S. Hoff-Smith <br />commented that although she is not pleased with the east elevation, the Commission accepted <br />comments from the ARB and she would defer to their judgment. <br />• Shadow Wood (Bradlev Road Cluster, 30898 Bradlev Road: (WRD 3): <br />Proposal consists of the construction of a single family cluster home development. <br />Note: Architectural Review Board addressed this proposal on 7/21/04, 9/22/04 and 1/19/05. <br />Planning Commission tabled this proposal on 9/28/04, 12/14/04, and 1/25/05. Applicants <br />requested to be postponed on 10/12/04, 2/8/05, 2/22/05, 4/26/05, 5/10/05 and 6/14/05. <br />Commissioner Bohlmann excused himself from discussion of the proposal as he is a board <br />member of the abutting Barton Woods Condo Association. <br />Ms. Wenger reviewed that the single family cluster development had been discussed at numerous <br />Planning Commission meetings. She advised that her report would specifically address issues <br />raised at previous meetings and other unresolved items.
