3) No overnight truck parking behind the building is permitted. <br />4) Irrigation will be included in the landscaped areas. <br />5) Prior to the issuance of the temporary occupancy permit, the applicant shall submit <br />plans for streetscaping, parking and signage improvements for the entire plaza. <br />J. Lasko seconded the motion, which was unanimously approved. <br />1 <br />J. Lasko moved to forward Value City Furniture, 4700 Great Northern Blvd, to the Board of <br />Zoning Appeals with the following recommendations: ; <br />* A special permit to alter a non-conforming building (Section 1165.02 (b)(1));be granted. <br />i <br />1) A variance of 110 sq. ft. pertaining to a wall sign larger than the code permits be <br />granted. Code permits 100 sq. ft. The applicant shows 210 sq. ft on the plans. <br />2) A 4' variance for a wall sign higher than code permits be granted. Code permits a 4' <br />sign, applicant shows 8' sign. <br />Each of these signage variances pertain to front elevation A as delineated on page A300. <br />Recommendations for variances are conditioned upon the approvals as related to the <br />development plan. ; <br />W. Spalding seconded the motion. Roll call: Lasko, Spalding, Koeth, Bohlmann; Yager, <br />Conaway - yes, Hoff-Smith - no, with comment that she has no problem with the special <br />permit, but does not agree with the sign variances. ' <br />R. Bohlmman moved to make a recommendation to the administration of City of North Olmsted <br />that they look into the possibility of installing underground wiring for street lighting purposes <br />along Great Northern Blvd in conjunction with the owner of the property and Cleveland <br />Electric Illuminating Co. as the streetscaping moves forward. S. Hoff-Smith seconded the <br />motion. Roll call: Bohlmann, Hoff-Smith, Koeth, Lasko, Spalding, Conaway - yes; Yager - no. <br />IV. NEW BUSINESS <br />V. COMMUNICATIONS: <br />1VIs. Wenger provided the Commission with an article on design guidelines for residential properties <br />for one community in Ohio as an example of what some communities require. This is also in <br />preparation for review of design guidelines. She received a finalized draft from the design consultants <br />that will be discussed by the Commission. Some elements of the streetscape plan are ?still being <br />finalized. Representation from ARB, Planning Commission, Administration and City Council has <br />been provided. i <br />Ms. Wenger said that the Comtnission should also establish a time to set priorities for the <br />implementation recommendations of the Master Plan. Mr. O'Malley suggested that this be considered <br />as an agenda item at the beginning of the meeting or suggested starting the meeting at an earlier time. <br />It was agreed that the master plan discussion will take place at 7 p.m., %2 hour before the regularly <br />scheduled time.
