CAUCUS: <br />None called <br />ROLL CALL: Chairman R. Koeth called the meeting to order at 7:34 pm <br />PRESENT: Chairman R. Koeth; Board Members; W. Spalding, S. Hoff-Smith, M. Yager, <br />R. Bohlmann, T. Hreha <br />ALSO PRESENT: Assistant Law Director B. O'Malley, Planning Director K. Wenger, <br />Assistant Building Commissioner T. Rymarczyk, City Engineer G. Durbin and Planning <br />Secretary L. McNabb <br />ABSENT: J. Lasko <br />REVIEW AND CORRECTION OF MINUTES: <br />The Planning Commission minutes from Apri126, 2005 were submitted for approval. <br />Chairman Koeth moved to approve the Planning Commission minutes of Apri126, 2005. <br />T. Hreha seconded the motion, which was unanimously approved. <br />II. COMMUNICATIONS: <br />Chairman Koeth `advised the audience that C& C Realty/Halleen Chevrolet has been <br />postponed and is scheduled for the May 24t' meeting. <br />III. OLD BUSINESS: <br />IV. NEW BUSINESS <br />Arbor Homes, LLC PP# 234-23-010 and 234-23-013 Stearns Road (WRD 3): <br />The proposal is to create a major subdivision by splitting existing Permanent Parcel Numbers <br />234-23-010 and 234-23-013 (5.6468 acres) into twelve single family parcels fronting on a <br />sixty-foot wide cul-de-sac street dedicated to the City of North Olmsted. A proposal to split <br />and consolidate the existing two parcels was approved by Planning Commission on <br />March 22, 2005. The proposed parcels will vary in size from 0.264 acres (11,499.02 square <br />feet) to 0.5489 acre 23,910.86 square feet). The location is on the east side of Stearns Road <br />and approximately 500 feet south of Interstate 48.0. Zoning is B, Residence, Single. The <br />existing parcels conform to the area, width and depth requirements of the Zoning Code. The <br />proposed parcels will conform to the area, width and depth requirements of the Zoning <br />Code. <br />Ms. Wenger reported that this proposal involves the creation of 12 single family homes on a <br />cul-de-sac off of Stearns Road near the I-480 interchange. The zoning is Single Residence B, <br />and the subdivision conforms to the lot size requirements. of that district. <br />' For this project, there are no significant planning issues; however, there may be engineering <br />and building issues to be addressed.
