Barton Road. The need for a traffic light is necessary now and the homes have not even been <br />built. She questioned if the lights from this development shine into the Barton Woods <br />development. <br />Ralph Bohlmann, a resident in Barton Woods asked if the developer is intendi.ng to use the <br />easement during construction. Mr. Ricco indicated it is not their intention, but the proposed <br />layout does not prohibit or encourage this activity. 1VIr. Bohlmann said he is also concerned <br />about flooding. The applicant stated all units have an option for a basement. He also asked what <br />type surface of pavement will be used. Mr. Durbin prefers the concrete base. The applicant has <br />the fleaubility to choose asphalt or concrete option; however, it would need final decision from <br />City Council. Also, Mr. Bohimann said there are too many units proposed in this deveiopment <br />and suggested the developer discuss the number of units with the City Engineer. <br />After discussion about the material of the road and curbs, Ms. Wenger said straight cuibs were <br />requested. Much discussion previously took place regazding the asphalt or concrete options. Mr. <br />Lasko said this has already been addressed and resolved previousiy. The developer responded to <br />some of the issues and said it is their intent to get the paving and siope issues appmved as <br />submitted. <br />Based on the feedback received, the appiicant requested that f,hey be fabled to address issues. <br />J. Lasko moved to table the proposaL W. Spalding secoaded the motion. Hoff-Smrth, <br />Conaway, Spalding, Lasko - yes; Bohlmann - abstained. <br />Plat for Detlication of Utility Easements for Shadow Wood Condominiums (WRU 3): <br />This plat is for the dedication of sanitary sewer, ditch, water main and grading easements for <br />Permanent Parcel Number 233-07-025 (approximately 9.362 acres) vvhich wifl be Imown as <br />Shadow Wood Condominiums. These utilities are to be installed as part of the development <br />project. The location is om the west (or north) side of Bradiey Raad and just east (nortfi) of Wild <br />Oalc Drive. Current zoning for the portion of Permanenf Parcel Number 233-07-025 within a <br />strip approximately 60 feet wide along the north property line, and parallel to Barton Road, is <br />Residence, Multiple. Current zoning for the remaining portion of the property is Limited <br />Industry, Industrial Park. There is currently a proposal before Planning Commission to rezone <br />the L'uruted Indusiry, Industrial Park portion to Single Family Cluster. Note: Applicant <br />requested to be postponed on 4/26/05. <br />Lot Snlit Plat for 30898 Bradlev Road (SRadow Wood Condominiums) (WRD 3): <br />"I'he proposal is to split Permanent Parcel riumber 233-07-025 (approximafely 9.362 acres) into <br />two pazcels. The east or south parcel (Parcel A) will be 0.447 acre, and the west or north parcel <br />(Parcel B) will be 8.915 acres. The location is on the west (or north) side of Bradley Road and <br />just east (north) of Wild Oak Ihive. Cunent zoning for the portion of Permanent Parcel Number <br />233-07-025 within a strip approximately 60 feet wide atong the north property iine, and paratlel <br />to Barton Road, is Residence, MuItiple. Curent zoaing for the remaining portion of the propetty <br />is Limited Industry, Industrial Park. There is currently a proposal before Planning Commission <br />to rezone the Limited Industry, Industrial Park portion to Singte Family C'duster.
