The required area is one acre, and the actual area <br />will be 0.447 acre. The proposed Paxcel B wiii conform to the area requirements of the Zoning <br />Code for Limited Industry, Industrial Park. Note: Applicant rec}uested ta be postponed on <br />4/26/O5. <br />J. Lasko moved to table the plat for the dedication of the utility easement for the Shadow <br />Wooci Condominium as weu as the lot split plat for 30898 Bradiey Road. W. Spaiding <br />seconded the motion. Hoff-Smith, Conway, Spalding, Lasko - yes; Bohlmann - abstained. <br />: <br />Arbor Homes, LLC PP# 234-23-010 and 234-23-013 Stearns Road (WRD 3) <br />The proposal is to create a major subdivision by splitting existing PPN 234-23-010 and 234-23- <br />012 (5.6468 acres) into twelve single family pazcels fronting on a sixiy-foot wide cul-de-sac <br />sYreet dedicated to the City of North 0lmsted. A propasal to split and consolidate the existing <br />two parcels was approved by Planning Commission on Mazch 22, 2005. The proposed parcels <br />will vary in size from 0.264 acres (11,499.02 square feet) to 0:5489 acres (23,910.86 square <br />feet). The location is on the east side of Sterns Road and approxumately 500 feet south of <br />Interstate 480. Zoning is B, Residence, Single. The existing paYCels conform to the area, width <br />and depth requirements of the Zoning Code. The proposed parceis wiil conform to the area, <br />width and depth requirements of the Zoning Code. Note: Planning Cammission tabled the <br />proposal on 05-10-05. <br />Don Whitesel came forward. Ms. Wenger reported that this was tlae applicant's second <br />appearance before the Planning Commission. The proposal was tabled af the May Ie meeting <br />with the following recommendations. <br />• Investigate attematives to the proposed detention basin <br />• Consider preservation of existing trees with inpuf from the City F'orester <br />• Provide an alternative to the sidewalks, taking into account adjacent properties <br />• Discuss alternatives to grinder pumps with Engineering Department <br />• Provide a cut sheet of street lighting and outline of street trees <br />• Provide drawing of fooiprint of homes with attached garages and how they wiil fit on some <br />of the lots <br />On May 24th, the applicant met wifi.h City sfaff and reviewed Pianning Commission comments <br />and a number of changes have been made including detention basin has been modified to spread <br />the impact of the basin over more area. The plan indica.tes some areas where trees are to be <br />preserved. Although previous minutes indicated a tree survey is required, the City Forester does <br />not perform tree surveys. He did, however, offer some recommendations on the type of trees to <br />be used at the street level. Evergreen buffering has been proposed where the adjacent home on <br />the north would be most impacted. <br />Mr. Rymarczyk said the footprint layout appears they would compty with code but would still <br />require a formal submittal.
