Due to plans arriving late, Mr. Durbin has not reviewed the storm water computations. <br />However, he is concerned about how close the detention ponds are to the creek. He would like . <br />to see about 25' between the existing ditch and the detention pond. Mr. O'Maliey informed the <br />Commission fhat typically there is a certain difference between the top of the creek and the <br />retention area and in addition there is an easement area. There is not sufficient space to access <br />the service easement between the detention basins. <br />Chris Howard with Bramhall Engineering caine forward and reported there is a 20' drainage <br />easement for access behind units 4 and 5 and a 10' easement can be added from the top of the <br />bank along the reaz of units 6 and ?. Ms. Wenger did say things are moving in a better direction <br />than the previous drainage arrangement. However, there aze distance issues that still need to be <br />addressed. The homeowner's association will be responsibPe for the maintenance of the <br />detention basin. Mr. Bohlmann as&ed about sanitary sewers. Basements with toilets will require <br />grinder pumps. Her home will be <br />right in front of this street. She moved here from Lakewood and one issue is that her children's <br />bedrooms are in the front of her house. Ms. Hoff-Smith asked if the applicant would work with <br />flus resident to help buffer her property with trees. He said he would, however, he wili need to <br />stay out of the I-480 right of way azea. Mr. O'Malley informed the Commission that this needs <br />to be a private anangement of discussion between the resident and the applicant. <br />Craig Brebander, Cypress Drive resident, lives on the ather side of the ditch and asked if <br />buffering can be put in ttie back. T'he applicanf indicated the ditch is owned and maintained by <br />the developer. He is concemed about drainage as the water gets close to the top of the creek. <br />Mr. Bohlmann asked if something can be done with the existing natural creek that is being used <br />as retention/detention basin now. The applicant said the State does not feel an online basin is <br />appropriate. Mr. Durbin said f,he sife won't release more wafer volume than what was pre- <br />existing. <br />Kim Lyons, Cypress Road resident thougtit the ditch was owned by the City and is concerned <br />about drainage. She asked if trees are being faken down on both sides of creek and the developer <br />said the trees will stay on the east side. Mr. O'Malley informed the Commission that a tree <br />survey was not provided; therefore, the Planning Commission does not have information on what <br />trees will be kept or eliminafed. Mr. Spatding requested a tree survey from the developer. <br />W.
