or mor.e variances. I advise the Commission to rely on the advice of our City Engineer in
evaluating curb cuts and circulation.
A number of friction points exist as the site is designed, specifically in the attempt to maximize
parking. Where the loading zone had been are now two parking spaces. I had hoped this area
would have been landscaped. These parking spaces are in the main drive aisle near the rear
entrance/exit and I believe should be removed. Also, the parking on the west side of the lot
creates a large expanse of pavement and a difficult southwest corner of the lot. This could be
improved by making the west side parking parallel to the parking against the bank.
3. Landscape
The plans submitted show revisions to better reflect the plant locations and selections. I defer to
Mr. Malone's judgment as to whether his recommendations have been followed. The mounding
on the south side has been included as requested. With this in place, I question whether the
decorative fencing in this area is required. The mounds will be the same height as the fencing
and will be a more solid buffer for headlights and will also deter cut through.
Generally, I think the site could have more greenspace. The only greenspace provided for is that
whicli is required by setbacks and very minimal landscape beds adjacent to the building.
5200 Dover Center Road Phone: (440) 716-4118 wengerk@north-olmsted.com
North Olmsted, Ohio 44070 Fax: (440) 777-5889 www.north-olmsted.com
