I advise the Commission to rely on the advice of our City Engineer in <br />evaluating curb cuts and circulation. <br />A number of friction points exist as the site is designed, specifically in the attempt to maximize <br />parking. Where the loading zone had been are now two parking spaces. I had hoped this area <br />would have been landscaped. These parking spaces are in the main drive aisle near the rear <br />entrance/exit and I believe should be removed. Also, the parking on the west side of the lot <br />creates a large expanse of pavement and a difficult southwest corner of the lot. This could be <br />improved by making the west side parking parallel to the parking against the bank. <br />3. Landscape <br />The plans submitted show revisions to better reflect the plant locations and selections. I defer to <br />Mr. Malone's judgment as to whether his recommendations have been followed. The mounding <br />on the south side has been included as requested. With this in place, I question whether the <br />decorative fencing in this area is required. The mounds will be the same height as the fencing <br />and will be a more solid buffer for headlights and will also deter cut through. <br />Generally, I think the site could have more greenspace.
