CrIFY OF 1 V ???? ???STED
Mayor Thomas O'Grady
Kimberly Wenger, AICP, Director Department of Planning
To: Planning & Design Commission Members
Cc: Building Commissioner Dave Conway, Assistant Law Director Bryan O'Malley, City
Engineer Dan Collins, Assistant City Engineer Cathy Becker, Clerk of Commissions
Donna Rote
From: Kimberly A. Wenger, AICP, Planning Director
Date: November 15, 2006
Re: Third Federal proposal
As I will be unable to attend the November 15th Planning and Design Commission meeting, I
wish to submit my comments in writing.
1. Building
I feel a few issues still need to be addressed. First, the proportion of roof to building is
excessive. This is accentuated when the signage is shown on the building as there is viriually no
space around it between the windows and the roof. The height of the wall should be increased
and the pitch of the roof reduced.
Second, the window spacing is inconsistent. While windows are spaced appropriately along the
north face, they seem cramped along the west elevation. Eliminating one of the windows may
improve the situation. Also, I had recommended that the rear elevation contain more
articulation. I do not think the recessed brick panels give much benefit to the building. Though
the rear of the buildings contain interior storage or service areas, false windows could be used.
Third, the standing seam metal roof has been replaced with asphalt shingles, which I support.
However, there is a note in the enlarged elevation on page A2 that indicates a prefinished
standing seam roof, which is probably an oversight that can be resolved with the applicant. Also,
the color of the horizontal siding and rail on the rear of the building are not identified, though it
should match the shingle color.
2. Site
At the last Commission meeting, the City staff made a number of observations regarding the site
layout, specifically in regards to driveway placement and circulation in and around the site. The
Engineer reported that the driveways did not comply with the City's radius requirements. Upon
evaluation of the plans submitted, the driveways still do not comply with code. A driveway has
been added to the east side of the site, which is designated exit only; however, there is nothing
which would prevent a driver from turning into the site. Any additional signage will require orie
5200 Dover Center Road Phone: (440) 716-4118 wengerk@north-olmsted.com
North Olmsted, Ohio 44070 Fax: (440) 777-5889 www.north-olmsted.com
