' v . . <br />Councilman Orlowski requested further clarification of the dumpster area improvements. The <br />Corrunission discussed a timeframe for requiring the master sign plan to be completed. The applicant <br />agreed the plan could be finalized before occupancy permits were issued. <br />J. Lasko moved to approve the proposal for H&M of 270 Great Northern Mall which consists of <br />fagade renovations and minor site improvements with the following conditions: 1. Each and all <br />alternates delineated on the plans are to be incorporated as a requirement for the proposals <br />approval. 2. Address the east and west walls leading into the delivery area so that both Archivers <br />and H&M's exterior wall treatment (EIFS) will be wrapped around the walls into the dumpster <br />area to enhance the appearance of the delivery area, per Mr. Yager's recommendation. 3. A <br />master sign package is to be fmalized and acceptable to the Suilding Departinent including H&M <br />prior to an occupancy permit being issued. 4. The H&M cornice entrance element should be <br />raised 1-11/z feet higher than as shown to enhance the entrance. 5. The H&M wall sign is to meet <br />code requirements and require no variances. G. Malone seconded the motion, which was <br />unanimously approved. <br />VI. COIVIMUNICATIONS: <br />Ms. Wenger discussed the upcoming OPC Cleveland Planning and Zoning Workshop on October 27, <br />2006. She encouraged Commission members to attend, and the Planning Department would pay for the <br />event. She required registration forms to be submitted no later than the next Commission meeting. <br />VII.
