CITY OF NORTH OLMSTED <br />PLANNING & DESIGN COMMISSION MEETING <br />COUNCIL CHAMBERS WEDNESDAY, APRIL 12, 2006 <br />MINUTES <br />1. CAUCUS: <br />7:00 PM <br />II. ROLL CALL: <br />Chairman Lasko called the meeting to order at 7:30 pm. <br />PRESENT: Members J. Lasko, R. Bohlmann, J. Cotner, G. Malone, M. Ma.honey, M. <br />Meredith and M. Yager. <br />ALSO PRESENT: Planning Director K. Wenger, Assistant Law Director B. O'Malley, <br />Assistant Building Commissioner T. Rymarczyk, Engineering Consultant M. Raig and Clerk of <br />Commissions'D. Rote. <br />III. REVIEW AND CORRECTION OF MINUTES: <br />J. Lasko moved to approve the Planning & Design Commission minutes dated March 8, & 22, <br />2006 as written. J. Maloney seconded the motion which was unanimously approved. <br />IV. OLD BUSINESS: <br />• Chick-Fi1-A; 4777 Great Northern Blvd.: (WRD # 4) <br />Proposal consists of a new free standing restaurant and site improvements. Note: PDC tabled <br />the proposal3/22/06 and BZA addressed variances on 4/6/06. <br />Ms. Wenger reported that the applicant received all variances requested from BZA and has <br />returned with new plans showing the following changes the commission requested: <br />• photos of other Chick Fil A sites <br />• directional signs were replaced with pavement markings <br />• trees along the Brookpark Road landscape area were added <br />ront landscape area was increased to meet required codes <br />• f <br />• light poles as presented do not exceed 20 foot height requested <br />• fencing was added to screen residential properties in north east corner <br />She recapped that the Commission previously approved 4 landbanked parking spaces and <br />asked the commission to require that no rooftop units be visible. <br />Mr. Rymarczyk said there is a rear light pole is too close to the residential property and does <br />not show the foot candle reading at the lot line. Mr. Raig reported that detailed improvement <br />plans and revised storm water management calculations still needed to be submitted for review <br />and approval. <br />Mr. Kilgore was present for the applicant and said the roof top units would not be visible at <br />ground level. Variances obtained and plan modifications made were recapped and additional <br />photos of other sites were presented. <br />Mr. Yager believed that the photos were very helpful and appreciated being able to visibly see <br />what the building would look like. The box lights chosen for the fagade seem to be lacking, a <br />fixture with more dynamics should be used to enhance and highlight the building. He <br />questioned if the red awnings would match the photos or the materials submitted. The utility
