already have a landscaping agreement with Developers Diversified for the entire site. Mr.
Kashima was not sure and advised that he would have to loolc into Mr. Bohlmann's question.
He assured the commission that Westfield would make every effort to coordinate a sign plan
and if need be a landscape plan for the entire mall. However he aslced the commissions
patience as there are many landowners involved and coordinating a sign plan among them may
not be possible. Mr. Vesta, Archivers construction manager was present to address the proposal. He reviewed
changes made since the pre submittal meeting, including the first 4 feet of the building being
porcelain tile and the remaining building material being EIFS.
Mr. Mongello the architect for Wild Mango was present.. He reviewed that the bottom 4 foot
section of the fagade would be a light marble. A darlc marble would be used around the doors
and the remaining building would be EIFS.
Mr. Yager advised that although the two tenants are separate tenants they were loolced at in
pre-submission together to address both facades at once. The two designs worlc well together
architecturally. The Wild Mango design is architecturally excellent, very effective and will be
a show piece for the mall. Although the majority of the mall is masonry and little EIFS has
been used, both applicants are putting a lot of attention into the details of their fagades. He
does not object to the EIFS used on the Wild Mango as there is so much detail to the building.
The canopies, lighting program, coping, caps all worlc very well together. He wished there was
outdoor seating but there is none shown. The Archiver's building will be one of their nicer
stores. The building works with the Wild Mango building but lacks some of the reveals but is
still effective. He lilces the gooseneclc lighting as it gives life to the building. The lights on
both sites will just glow outward.
Mr. Malone advised that the landscaping presented was more than what he expected. The
selection of plants is interesting. He questioned if the proposed landscaping would be cut into
the concrete or planters used. Mr. Mongello advised that the plantings would be cut into the
concrete. Mr. Malone suggested that the planting area be larger and seasonaUperennial plants
be added for color (Stella d'Oro daylilies) to lesson the starkness around the skyrocket
junipers. Mr. Bohlmann questioned if the glass shown on the Archiver's fagade was tempered
or if it was required to be tempered. Mr. Rymarczyk advised that the applicants' selection of
glass must comply with the Ohio Building Codes. Mr. Cotner questioned if the new
landscaping would be irrigated. Mr. Kashima advised that the landscape beds would be
irrigated. Mrs. Meredith requested the mall owners' paint and cleanup the loading dock area.
Mr. Kashima assured the commission the loading dock would be addressed. Ms. Wenger
requested both applicants submit new plans showing the new building materials and other
changes agreed upon. Mrs. Meredith aslced for clarification on the Archiver's sign. Mr. Vesta
reviewed that they will be using the letter only signs. The sign is made up of black perforated
letters which appears sold black during the day and at night when lit are white.
J. Lasko moved to approve the proposal for Archiver's of 4954 Great Northern Mall,
which consists of a new fa?ade with the following conditions:
1. New plans are to be submitted depicting the modified building materials discussed.
2. The service area is to be cleaned and repaired dvhere necessaa-y.
3e Prior to an occupancy permit being issued, Westfield Corporation is to submit a
master sign plan.
4. Westfield Corporation is to submit updated landscape plans as discussed.
4
