Motion approved. <br />In the framing of the motion Mr. Bohlmann voiced that he was concerned that recommending a <br />variance for not having an irrigation system and not requiring a performance criteria or other <br />alternative method to ensure the site landscaping will properly be maintained would set a <br />precedence to other applicants. Although Mr. Lasko agreed with Mr. Bohlmanri concerns he <br />believed that the applicant in fact showed he had a viable method in which to maintain the site and <br />city codes and ordinances ensures that what has been approved must be maintained or <br />continuously replaced by the applicant. <br />J. Lasko moved to approve the proposal for Olmsted Plaza of 4570-4724 Great Northern <br />Blvd consisting of plaza streetscape improvements and sign package conditioned upon a <br />favorable action of the Board of Zoning Appeals granting variances pertaining signage and <br />alternative irrigation system with the following conditions: 1) The proposed landbanked <br />parking is approved as shown on plans dated March 22, 2006. 2) The recommendations <br />made by the commission's landscape expert pertaining to mixed plantings within the beds <br />and plant types are followed as discussed. 3) The signage criteria page S-1 will show the <br />following alterations made: Under paragraph 5) remove both references to the Board of <br />Zoning Appeals and add a paragraph 9) stating that any amendments to the master sign plan <br />would have to be approved rirst by the landlord then the landlord would have to obtain the <br />Planning & Design Commissions approval prior to any subsequent variances being sought <br />from the Board of Zoning Appeals by a tenant. The following are recommendations but not <br />subject to approval l) Applicants are to consider the use of red brick pavers along Lorain <br />Road in lieu of stamped concrete. 2) The three exiting vacant light poles along Lorain Road <br />should be removed. R. Bohlmann seconded the motion which was unanimously approved. <br />/I. COMMUNICATIONS: <br />VII.
