The commission is always in favor of preserving as much greenspace on a site as possible <br />therefore they would allow the requested landbanking of 4 parlcing spaces. Mr. Yager felt that <br />sufficient parking was provided. All commissioners agreed that granting a variance for 13 <br />parlcing spaces was warranted. Mr. Yager believed that light pole heights of 25-feet were too <br />high and suggested only allowing a maximum of 20-foot high light poles which would include <br />the bases. Mr. Bohlmann questioned if the flag would be illuminated, the light styles used on the <br />building and what the bollard shown near the dumpster area was. <br />Mr. Kilgore suggested that they would lower the light pole heights to 20-feet and the flag pole <br />would be illuminated by a parapet mounted light which would illuminate the flag. Half round <br />bow-type lights that shine upward and downward will be on the building for decorative effects <br />and the bollard shown is a protective steel bar. <br />Mr. Kilgore indicated that they would lilce to have a pre menu board, menu board and the Chick- <br />Fil-A ground sign. The pre menu and menu board are located along the back of the site and <br />relatively close to each other. Mr. Cotner questioned if the operation hours shown as 6:30 am to <br />10:00 pm Monday through Saturday were accurate. Mr. Kilgore said yes. <br />Mr. Malone felt that trees should be added just inside the city sidewallcs along the Brookpark <br />Road side of the lot. The trees would not need to be in any type of beds but parkway type trees <br />should be incorporated into the plan. Mr. Kilgore suggested they would like to be allowed to do <br />groupings rather than a single row of trees. Mr. Malone preferred a regimented planting but <br />would except groupings. Mr. Bohlmann questioned if the applicant was required to follow the <br />briclcscape requirements. Ms. Wenger advised that applicants are only required to follow the <br />briclcscape requirements if a curb cut is being added to a site which is not the case with this <br />applicant. The existing curb-cut is being decreased in size and will be a right in right out only. <br />Mr. Raig voiced that decreasing the size of the curb cut and making it right in right out would <br />cut-down the amount of traffic problems. <br />Mrs. Meredith questioned if the dumpster enclosure could be moved away from the abutting <br />residential area and questioned the type of fencing to be used and requested the fencing continue <br />to the north east corner to ensure adequate buffering for residents. Mr. Kilgore advised that the <br />fencing would be board on board and they would continue the fence to the furthest north east <br />corner. However moving the dumpster to the south would make it visible to both Brookpark and <br />Great Northern roads. <br />J. Lasko moved to recommend that the Board of Zoning Appeals grant Chick-Fil-A request <br />#1) a 7-foot variance for building front yard setback. M. Meredith seconded the motion <br />which was unanimously approved. Motion Passed <br />J. The Plaraning & I)esign Commission approves <br />landbanking 4 parking spaces and the applicant having a total of 60 parking spaces on the <br />site as they are in favor of more greenspace. R.
