CITY OF NORTH OLMSTED
PLANNING & DESIGN COMMISSION MEETING
COUNCIL CHAMBERS
WEDNESDAY, FEBRUARY 22, 2006
MINUTES
1. Wenger,
Building Commissioner D. Conway Assistant City Engineer C. Becker and Clerk of
Commissions D. Rote.
III. REVIEW AND CORRECTION OF NIINUTES:
IV. COMMUNICATIONS:
V. OLD BUSINESS:
VI. NEW BUSINESS:
1. Exit 2 Storage - Dale Schmidt; 31399 Industrial Parkwav: (WRD #3)
Proposal consists of the addition of an outside storage area.
Ms. Wenger reported that the proposal was to provide an outdoor storage area at an existing self-
storage facility. In 2004 the applicant received approval for a two-phase storage facility from the
boards & commissions and City Council. Phase 1 of the project was completed and now the
applicant would like to add 28 outdoor parking spaces to accommodate recreational vehicles.
The area is surrounded by a chain link fence which has privacy screening. Orrramental fencing
and landscaping currently exists along the front entry way.
Mr. Conway indicated that the outdoor storage area is required to meet the same rear setback
requirements as other buildings. Therefore the setback as shown on the plans will require a rear
yard setback variance, which he does not recommend granting.
Ms Becker advised that storm water facilities were constructed earlier for the site therefore no
additional storm water storage is required. However if the area is to be considered a parking
lot/area then a continuous concrete curb would be required along the perimeter. Grading, detailed
improvement and construction plans are required.
Mr. O'Ma11ey advised that although outdoor recreational vehicles are allowed for the proposed
use outdoor wazehousing of bulk materials is not a permitted use.
Mr. Schmidt the owner indicated that his intent is to complete both phases which were
previously approved. However, he would like to use one of the pads from the previously
approved plans as an outdoor storage area. All setback requirements will meet City Code
requirements. The spaces will be 60-feet from the rear fence in line with the existing building.
The storage pad will be paved with asphalt and stripped so that each storage space will be a
single space 10' x 40' which would accommodate a standard motor home. There will be
cement curbs 4-feet in from the fence in each storage space to make sure the fence is not
