damaged. The outdoor storage area is in the middle of the lot to keep the area from being visible <br />from the front of the site. The facility is open from 7:00 am to 11:00 pm. All vehicle owners <br />must provide proof that they are the registered title owner of their vehicle and all vehicles must <br />have current tags. There will be no additional lighting added to the area as the current lighting <br />on the buildings and spillover from I-480 illuminates the site enough. <br />Mr. Yager did not believe that the direction of the angled paxking would work as cars would <br />have to enter the site backwards to park their vehicles. He suggested re-angling the spaces to run <br />north-west to south-east to increase the turning ra.dius thereby providing easier access. He <br />questioned if there were height restrictions for recreational vehicles and how high phase 2 <br />buildings would be as he was concerned that the vehicles being stored at the site would be visible <br />from the font entrance. The existing appearance of the industrial parkway is very professional <br />and allowing outdoor storage would adversely impact the area. He suggested removing the first <br />two parking spaces behind the fence to add additional landscape beds to block the view of the <br />outdoor storage area entirely. Mrs. Meredith asked if screening would run the entire length of <br />the west fence back to the I-480 fence. Mr. Bohlmann questioned if the asphalt pavement would <br />meet O.D.O.T. requirements for handling the weight of storing recreational vehicles. Mr. <br />Malone was more concerned that the outdoor storage would be visible to residents along the <br />south side of I-480, and questioned if screening material would be added to the rear chain link <br />fence. Mr. O'Malley suggested that the commission could consider height restrictions which <br />would limit items being stored to a height equal to the future or existing building heights to <br />ensure the residents are buffered. <br />Mr. Schmidt agreed that re-angling the parking spaces to run north-west to south-east would <br />make parking recreational vehicles is easier. The Maximum building height in the industrial <br />area is 35-feet high. There will be no stacked items in the open stora.ge area and anything that is <br />stored must be on wheels and easily moved. He thought that a maximum height for mobile <br />homes, RV, campers, boats on trailers or tandems is 13.5-feet so he would not expect anything <br />higher. The screening in the fence would continue the entire length of the west property line to <br />the I-480 fence. However the existing chain link fence along the rear property line belongs to <br />O.D.O.T. and would not be altered. The pavement will be asphalt and meet a11 O.D.O.T. <br />specifications. The open water runoff area is located along the south/rear fence area and will <br />remain as it currently is designed. He further advised that there would be weight limits that he <br />would a11ow on the site to make sure his driveway and pavement is not damaged. <br />The commission was concerned that phase 2 was no longer shown and requested new plans <br />showing all phases existing and future be shown on the new plans. Mr. Malone requested <br />deciduous maple or oak trees be planted along the rear 10-foot area with 20-foot spacing from <br />the east property line continuing west to the Phase 2 area. He further requested that the new <br />plans show existing landscaping on the site as well as any existing trees or landscaping along the <br />back of the site. <br />J. Lasko motion to defer Exit 2 Storage of 31399 Industrial Parkway until the applicant <br />returns with new plans showing the following specifications: <br />1). Plans are to show storage spaces engineering specifications pertaining to the pavement <br />materials. Pavement materials are to meet O.D.O.T. standards. <br />2). Concrete barrier curbs are to be shown in all storage spaces 4 to 5 feet from the existing <br />chain link fence. <br />3). The current storage space angling is to be changed to an orientation of north-west to <br />south-east. <br />4). The chain link fence screening material is to be used along the entire west side property <br />line. <br />2
