A 60 foot variance for lot width, (code requires 70', applicant shows 10'), section (1139.06). <br />Which is in violation of Ord. 90-125 sections (1161.11(a)), (1161.12 (d)), (1161.12 (c)), <br />(1161.12 (f)), and (1139.06). <br />Mr. Stenzel the architect and Mr. Belington the attorney, each came forward to be sworn in and <br />address the request. Mr. Conway advised that request #9 should read width not area and that <br />request #6 was no longer required. Mr. Belington reviewed that Welcome House consisted of <br />three existing homes located along Lorain Road and they would lilce to demolish one of the <br />homes and construct a new home to the rear of the other homes to accommodate 10 handicap <br />patients. The lots are commercially zoned however they are used as residential residences for <br />inentally and physically handicap patients. They require variances for the residential type light <br />fixtures and residential style curbs they propose to use. Due to the patients physical and mental <br />challenges there are mobility issues which arise when using commercial curbing. The residential <br />light posts match those already used on the site and will be located along the east side driveway <br />and around the front circular driveway. They will not have full cut-offs but there will be <br />commercial lights with full cut-offs along the west driveway so that there will be no light spilling <br />over to the property to the west. The neighboring property to the west is an assisted living <br />facility and the east property is a commercial office building. The .2 fc and .5 fc variances are <br />for being below minimum light levels in the parking and drive area as well as the walkways. <br />Again they are trying to maintain a. residential setting on the site. The 26 inch variance for light <br />pole bases also relate to the lights being residential not commercial.
