the first floor for the parents. Her parents as they get older can not maneuver the stairs as they once <br />could. Mrs: Diver reviewed that she visited the site and would not have an objection to a smaller <br />addition but the current request is substantial. She questioned if the combined square footage of the <br />shed and proposed addition exceeded lot coverage requirements. Mr. Rymarczyk aclvised that under <br />current codes the owners would be allowed 120 sq ft for a shed and variances were previously <br />granted for the existing shed. Mrs. Sergi questioned the two sets of plans which were submitted and <br />questioned which were accurate. Mr. LaRussa reviewed that the owners first requested a family <br />room and a covered porch however they now want a family room, master bedroom and covered <br />porch. Therefore new plans were submitted showing the proposed covered porch as the master <br />bedroom and the covered porch moved to the south side of the addition and will measure 22' x 14'. <br />However the back/end of the proposed addition will be 38 feet from rear yard line. Board members <br />asked for further clarification pertaining to whether or not there would or would not be a covered <br />porch. Mr. Larussa advised that there would still be a covered porch it is just being relocated. Mrs. <br />Sergi questioned if the proposed porch would be a covered porch or not as the plans dated October <br />20, 2006 shows the family room, bedroom and a porch to the south side which is not covered. Mr. <br />LaRussa said that the south porch would be covered. Mrs. Sergi felt that it would be better served to <br />have the bedroom moved to the south side of the proposed addition thereby eliminating the need for <br />a variance. Board members also questioned if in fact the square footage of the covered porch along <br />with the additions and existing shed exceeded allowable lot coverage. The board members voiced <br />that accurate plans need to be submitted as neither set of plans is totally accurate. 1VIr. Burke asked <br />Mr. LaRussa to review the North Olmsted Building Department permit application which he <br />submitted showing total square footage for addition would be 336 square feet and total square <br />footage for porch being 294 square feet and asked if the totals were accurate or not. Mr. LaRussa <br />said the family room would be 336 square feet, and the porch will be 294 square feet. Mrs. Diver <br />stated that the application was not accurate as the applicants now propose a total of 630 square feet <br />for the home addition as well as an additional 280 square feet of covered porch. Board members <br />again stated that new accurate plans needed to be submitted for the boards review. Mr. O'Malley <br />adeised that the applicant is responsible to present accurate evidence as to what is being done and <br />show their hardship and the board is within their right to request accurate documents be submitted. <br />Mr. Bhnot voiced that he had no obj ections to the applicants request and requested the board grant <br />the applicants variance. <br />Mr. Maloney advised that the board was not satisfied with the plans which were submitted and <br />would like an accurate application and set of plans showing what is being done. Mr. Rymarczyk <br />advised that accurate plans in fact need to be submitted for the record but believed that what was <br />being proposed would not exceed the allowable 25% lot coverage. <br />N. Sergi moved to table Abedel & Muna Mustafa of 6167 Park Ridge Dr. their request for <br />variance (1123.12), which consists of the addition of a family room until an accurate set of <br />plans are submitted. M. Diver seconded the motion, which was unanimously approved. <br />IV. NON-RESIDENTIAL APPEALS AND REQUESTS: <br />1. Levin Furniture; 23250 Lorain Road: (WRD #2) <br />Request for variance (1123.12). The proposal consists of a new sign. <br />The following variance is requested: <br />1. A 50.3 square foot variance total signage on a building, (see note #1), (code permits 449 sq ft, <br />applicant shows 499.3 sq ft), section (1163.24 (B)). <br />2. A 67.3 square foot variance for total signage on a unit, (code permits 260 sq', applicant shows <br />327.3 sq'), section (1163.24 (c)). <br />3. A variance for 1 additional wall sing on a unit, (code permits 1, applicant shows 2), section <br />(1163.27 (a)). <br />Which is in violation of Ord. 90-125 sections; (1163.24 (B)), (1163.24 (c)) and (1163.27 (a)).
