PLANNING & DESIG1oT COMMISSION <br />CITY OF NORTH OLMSTED <br />MINUTES FOR 1VOVEMBER 14, 2007 <br />ROLL CALL <br />Chair Lasko called the meeting to order at 7:35 p.m. in Council Chambers and led the Pledge of <br />Allegiance. <br />Present: John Lasko, Jr., Ralph Bohlmann, Jim Cotner, Mark Mahoney, Greg Malone, <br />Melissa Meredith, Don Rerko <br />Staff: Planning Director Kim Wenger, Assistant Law Director Bryan O'Malley, City <br />Engineer Dan Collins, Clerk of Commissions Donna Rote <br />Chairman Lasko expressed the Commission's condolences to Mrs. Meredith and her family upon <br />her father's passing. The Commission also congratulated Mr. Mahoney on being elected to <br />Council at Large and Mr. Lasko for being reelected to the School Board. <br />REVIEW AlVD CORRECTION OF 1VIINUTES <br />Mr. Lasko moved, seconded by Mr. Mahoney, to approve the minutes of October 24, 2008 which <br />was unanimously approved, 7-0. <br />OI,D BUSINESS <br />COMS07-0020: Hampton Inn; 25105 Countrv Club Blvd: (Ward 4) <br />Representative: Philip Dumot, Project Manager <br />Proposal consists of adding a 50' x 40' pool house building. Ms. Wenger said the applicant's <br />proposal qualified as an amendment to a detailed development plans in a mixed use district under <br />Chapter 1149. The revised plans were submitted to City Council in accordance with <br />requirements. Recommendations incorporated into the new plans included relocating the HVAC <br />condenser to the rear of the pool building and landscape substitutions on the west side of the <br />addition. The plans included some landscape additions to the northeast corner of the parking lot <br />and the field area east of the building, but not mounding and fencing along the south property <br />line. Most of the material selections are shown however a design review form is required to be <br />submitted. <br />She reviewed Building Commissioner Conway's memo which noted there was a possible <br />building code violation as only 10% of the wall surface can be window openings due to the front <br />of the addition being 7.5 feet off the property line. Therefore the applicant would need to submit <br />a modified plan to alleviate the violation or request a variance through the Board of Building <br />Code Appeals. She noted that if the addition was modified to meet the requirement it would <br />change the appearance of the west side of the addition. Therefore the applicant needs to advise <br />how they will resolve the issue.
