Mr. Collins noted that storm water detention, storage calculations, site improvement,
engineering, utilities, grading elevations and construction plans were still required.
Mr. O'Malley said he concurred with the planner's report and advised the commission they
would issue the applicants final approval or denial.
Mr. Dumot reviewed he submitted revised plans in binders at the start of the meeting. The
binder reflects all the recommended changes from the last meeting with the commission. The
existing canopy is a standing seam and the mansard is also a standing seam, the standing seam
would be reflected in the pool house building. The photos taken of the southern area of the lot
shows an existing catch basin which serves all the parcels in the area. Plan A1.2 shows that in
lieu of installing a mound and fence which would impede the catch basin they will install pine
trees 15 foot on center to ensure the abutting neighbors don't have hotel guests wandering into
their yard. Along the east area there is a dog walk for their guests who bring pets.
Mr. Rerko said a standing seam metal roof is to be used therefore the vents should be removed
from the plans and revisions show the standing seam metal roof. The 3 foot high natural stone
band needs to be installed around the entire addition. He questioned how the applicants would
address the west windows. Mr. Dumot said his architect assured him that the structure would
support the windows as shown and meet city codes. Mr. Rerko preferred the number of windows
as shown but advised that if the number of widows exceeded the 10% allowed the applicant
would be required to return before the commission to review any possible changes if a variance
is not sought.
Mr. Malone said the plant materials and selection of plants were a good choice including the
plantings along the sidewalks. He has no objections to an additional mound and fence not being
incorporated if it would impede the catch basin. However the south tree-line buffer shown
should include mulch beds along the base of the tree line to define the property boundary. The
15 foot on center staggered tree line will work to ensure the trees do not crowd themselves out.
The east sycamore trees along the bike path is a good choice but the mulch walking path shape
should be more of a free form kidney shape and should be 2/3 the size of what is currently shown
on the plans, but the cherry trees and other plantings should not be reduced from what is shown.
Mr. Bohlmann said the existing trash enclosure be looked at for maintenance and said he would
prefer a fence along the back side of the south parking spaces. Mrs. Meredith questioned what
color of natural stone would be used on the addition. Mr. Rerko requested the Dress Field Stone
Cedar Creak Walnut full pattern shown on the applicants sample board be used. Mrs. Meredith
requested a couple of park benches along the walking path to encourage guests to walk and relax
along the path. Mr. Dumot agreed to install park benches to fit the new freefortn shape area and
use the natural stone color Mr. Rerko requested. Ms. Wenger pointed out that the plan showed
trees installed past the applicants property line which is beyond the scope of the project. Mr.
Dumot suggested he would be willing to provide financial assistance to the south neighbor so
they could install a fence in a manner which would best suit their needs. Mr. Lasko advised that
neither the city nor commission could be involved with any private arrangements made between
the applicant and a resident.
2
