A lengthy discussion ensued regarding the instillation of a fence and possible placements for a <br />fence. Councilman Orlowski felt that the applicant should install a board on board fence along <br />their entire south property line. However some commissioners felt that it would create security <br />concerns as guests or other persons could congregate behind the fence and be hidden from public <br />view. It was pointed out that the rear property line was less than 100 feet wide and there would <br />be nothing to attach the fence to. Mr. and Mrs. Palumbo said their concern was the open area <br />between the bike-trail fence and the tree line anything after the tree line was to dense to <br />penetrate. The neighbors voiced that they agreed to install the small section of fence if the <br />applicants installed the natural green tree line with mulch beds. Mrs. Meredith pointed out that <br />along the south parking area there are no existing trees but one set of plans shows trees and the <br />other does not, she requested the trees shown on the full size plans be installed as shown. Mr. <br />Dumot said he would install all trees shown on their plans. <br />Mr. Lasko moved, seconded by Mr. Malone, to approve the development plans for <br />Hampton Inn of 25105 Country Club Blvd, with the following conditions: <br />1. A standing seam metal roof will be installed without roof vents. <br />2. The 3 foot high natural stone band around the addition will be Dress Field Stone Cedar <br />Creak Walnut full pattern. <br />3. The west windows will conform to city codes and will not jeopardize the integrity of the <br />addition. <br />4. The south green tree line is to have a mulch bed throughout the tree line base. <br />5. The eastern dog walWwalking path is to be more free flowing i.e. kidney shape and <br />scaled down one-third from what is shown without decreasing the number of trees and <br />other planting materials shown. There will be 2 or more sitting benches installed as well. <br />6. Any repairs or maintenance issues pertaining to the trash enclosure is to be part of the <br />development. <br />7. The final approval will be when 2 sets of revised plans are submitted to the Planning <br />Department showing all the modifications, which was unanimously approved 7-0. <br />NEW BUSINESS <br />COMS07-0026: Biddulph Trail; 25747 Butternut Ridge Road: (Ward 4) <br />Proposal consists of a cluster home development plan. Note: Residential Cluster rezoning is <br />required. Note: This proposal was tabled and rescheduled to return 11/28/2007 <br />COMMUNICATIONS <br />Ms. Wenger thanked the commissioners for attending the OPC conference and hoped that the <br />commissioners found it helpful. The members were sent a list of free web conferences available <br />through the OPC Cleveland chapter. She recommended the commissioners attend the two part <br />Introduction to the Planning Commission. She would have more information regarding the <br />conferences at the next meeting. <br />Building Department Report: August 2007
