The re-plat will designate the land as a sublot in the subdivision so that it will be <br />buildable. No access will be provided onto Stearns Road and she recommended approval. Mr. <br />Collins noted that the newly created sublot B would be somewhat restricted due to the 10 foot <br />sewer easement which restricts any structure from being built upon it. <br />Mr. Dunlap said he was aware of the 10 foot sewer easement restrictions and the home being <br />built;would comply with city zoning and building requirements as 65 feet of the width is <br />buildable. Mr. Vanelc, an abutting neighbor, said that he had his lot surveyed 16 years ago and <br />had ?iiis placed, now the applicant's surveyor notified him that the pins are not accurately <br />placed:':He wanted clarification as to whether his pins were properly placed or not. Mr. Root <br />reviewed that throughout the years errors were made as the area was developed. The location is on the west side of <br />Wh'iteliaven Avenue and approximately 330 feet south of Broxbourne Road. Zoning is C, <br />Resideiice, Single. The existing parcels conform to the area and depth requirements of the <br />Zoning Code but do not conform to the width requirement. The required width is 60 feet, and <br />the, actu'al widths are 50 feet. The consolidated parcel will conform to the width requirements of <br />the. Zoning Code. <br />Ms. Wenger said the intent was to consolidate two non conforming lots into one conforming lot <br />to accommodate a home. She recommended the request be approved. Mrs. Smith said she <br />would lilce to build a home on the lot. Mr. Bohlmann questioned the zoning of the lot and if it <br />would accommodate a home.
