<br />Mr. Laslco reviewed that the applicants agreed to show a delivery platform on new plans. <br />Clarification of average foot candle was requested. Mr. Smith said the reading average was <br />taken from beneath the canopy. Mr. Conway requested an average for the entire site without the <br />canopy in the equation. However a 3 fc variance for the canopy light readings will be required. <br />Mr. Smith reviewed that all existing lights will be replaced with 50 watt lights to lower the <br />average site readings. Mr. Manning reviewed that there would be 1 wall sign on the building <br />and 2 signs on the canopy, one facing east and one facing west. Mr. Conway requested new <br />plans provide the dimensions of all signs including existing signs scheduled for reuse. <br />Mr. Rerlco aslced if the HVAC system atop the roof is to be screened from view and said <br />resurfacing of the entire site is warranted. Mr. Smith said the proposed location of the new pump <br />is the safest and the widths are more than enough for vehicle maneuvering throughout the site. <br />There will be 2 pumps on each of the four islands and the vapor burner on the roof will be <br />removed and replaced with newer equipment. Mr. Rerko requested new plans state/note <br />everything existing is to be repainted, ingress and egress directional strips shown and all utilities <br />shown run underground. <br />Mr. Malone said that Picea Pungens Glauca (Colorado Blue Spruce) was mislabeled and Thuja <br />Occicle'ritalis "Emerald Green" is the scientific name for Emerald Green arborvitae. The <br />Miscanthus Sinensis (maiden grass) varieties to choose from are Adagio, Dixieland, Huron <br />Bluch, Gold Bar, Purpurascens, Yaku Jima and Little Kitten. The south west plant bed is not <br />derise enough; there should be 25 Stella D'Oro Daylily's in the bed and 10 Maiden Grass. <br />Betweeri the two southeast Honey Locust there should be 2 Maiden Grass added. Directly <br />behind tlie new addition the emerald green arborvitae needs to be planted at 4 ft spacing for a <br />total,8 arborvitae. The southeast corner should have 3 maiden grass as backdrops adjacent to the <br />blue spruces. Along the property line there should be a total of 10 daylilies. The transformer has <br />2 Maiden grass which need to be moved and can be planted by the proposed air pump location. <br />In the landscape legend the shredded mulch states only at base of plan however mulch is to be <br />used throughout the beds. <br />Mr. Laslco questioned if the air pump was required on the site, and Mr. Manning said air pumps <br />are required. Mr. Malone suggested placing the air pump next to the propane and ice machine. <br />Ms. Wenger pointed out parking spaces are limited and those proposed are directly in front of <br />busiriess functions which will be bloclced. She questioned where employees would park and how <br />access to the dumpster and other service areas would be utilized. Mrs. Meredith voiced her <br />concerri that the building size was being tripled, parking was being decreased, services required <br />are being blocked and the already congested traffic issues are being increased with an additional <br />pump. The owner is trying to do too much on the undersized lot. Applicants suggest the <br />abutting strip center has an easement for parking but once the center is updated the city can not <br />assume anything in ways of future use or easements. <br />Mr. Conway said the air pump could be placed on an island gas pump to eliminate variance #10. <br />The proposed ground sign within the sight triangle is 6 ft high and 16 ft wide and will bloclc the <br />visibility of vehicles trying to access Lorain Road. All members voiced their agreement that the <br />size and location of the ground sign created a safety hazard. Mr. Conway suggested moving the <br />sign to the west side of the lot to ensure visibility is not impaired.
