ROLL CALL: <br />The meeting was called to order at 7:30 PM <br />PRESENT: J. Lasko Jr., G. Malone, D. Rerko, and M. Meredith <br />ALSO PRESENT: Planning Director K. Wenger, Assistant Building Commissioner R. Mathews <br />and Clerk of Commissions D. Rote <br />ABSENT: M. Mahoney, R. Bohlmann and J. Cotner <br />III. REVIEW AND CORRECTION OF MINUTES: <br />J. Lasko moved to approve the Planning & Design Commission minutes of June 13, 2007 as <br />written. G.Malone seconded the motion, which was unanimously approved. <br />IV. OLD BLISINESS: <br />1. N. O. Town Center; 24954 Brookpark Road BLDG D: (WRD 4) <br />Proposal consists of a sign package for building D. Note: Variances are required. Applicant <br />withdrew 04/11/07 and PDC tabled 03/28/07, 04/25/07 & 5/23/07. <br />Planning Director Wenger reported that the new revisions to the master sign package reduced <br />some and eliminated other variances reducing total sign face area by approximately 140 square <br />feet. However one Carnegie emblem (east elevation) still fails to appear on the grid, although it <br />was accounted for by the Building Department when calculating the variances. Although the <br />Building Commissioner condensed the write-ups for ease of understanding there were 3 variances <br />eliminated, so instead of 25 required there is now 22 variances required. Tenant signs which <br />remain the same are D-1, D-2 and D-3, signs reduced in size are D-4 through D-15. Two signs <br />were reduced to 3' tall and one sign is now 2'.6" tall, the remaining signs are all 2' or less and <br />more consistent. The sign criteria was revised and all reference to directional signs eliminated. <br />Asst Building Commissioner Mathews reviewed each variance in detail. Mr. O'Malley cautioned <br />the applicants that the BZA would require firm evidence to support the variances requested or they <br />would be denied. Therefore eliminating all variances feasibly possible will assist the BZA in their <br />hearing process. <br />Mr. Kalina with Adams Signs, Mr. Joe Khouri, the director of leasing, and Mr. Sam Khouri, with <br />Carnegie Construction Management were present to review the proposal. Mr. Kalina said <br />adjustments and reductions were made following a meeting with city staff. He believed no further <br />adjustments could be made as some tenants double stack their signs. The site and buildings are <br />unique which keeps the signs from being installed along the same plane. <br />Ms. Wenger questioned why sign D21-2 (north) location is not near or for a tenant entrance and <br />faces the residential neighborhood. She requested it be located over the tenant's entrance. Mr. Joe <br />Khouri said the second floor of building D has a total of 40,000 square feet to lease. He <br />1
