4 ? <br />f <br />anticipates there will be three 10,000 sq ft office users and two 5,000 sq ft users which accounts <br />for the proposed 3 wall signs on the second floor. Mrs. Meredith questioned if the south wall signs <br />would be indicative to the tenant's location and questioned the location of the tenant affiliated with <br />the north sign. Mr. Joe Khouri said the south signs identify the tenant locations and the entrance <br />for the north tenant is at the end of the building. Mr. Kalina stated that the second floor north sign <br />(D21-2) would be moved and placed below the Carnegie logo located at the end of the building. <br />Mr. Rerko said he still objected to sign (D1) on the south elevation being 3 feet tall, as the same <br />tenant sign on the west elevation is 2 feet. Both signs will be visible in perspective. Therefore <br />signs D13, D28 and D1 should be the same dimensions as sign D14 (15'-0" x 2'-0"). He noted <br />that the sign for retail space DS still spanned over the building relief and questioned how that was <br />being accomplished and why all the signs were not being centered. Mr. Kalina said that retail <br />space D8 included an awning and due to structural beams along the storefronts not all the signs <br />could be centered. Mrs. Meredith felt no sign on building D's south elevation should be over 2 <br />feet tall. Mr. Kalina said that once the sign criteria package is approved it will be permanent and <br />consideration for future tenants double stacking their signs needs to be taken into consideration. <br />Signs with double stacked wording have 13 inch tall letters. Mr. Rerko said the city needed to <br />look at the worst case scenario and that is having 3 foot tall letters close to Brookpark Road which <br />could be distracting. Mr. Joe Khouri said they were doing their best to meet everyone's needs. <br />Mr. O'Malley reiterated that the BZA would not grant variances based on the landlord trying to <br />meet everyone's needs when variances #3, #5 through #9 listed could be reduced or eliminated. <br />Mr. Laslco went through variances #5 through #9 and said due to the minimal differences in what <br />is allowed versus what is being requested there was no practical or justifiable reason for them to be <br />granted, therefore they should be eliminated all together. The applicants agreed to move sign D21- <br />2 decreasing variance request #3 to 2 second floor tenant signs and variance #1 total square <br />footage of signage on a building is decreased by eliminating variances #5 through #9. Mr. Kalina <br />stated they would decrease signs D6 to 13'6"x2', Dl to 2'6"x15', D9 to 12'6"x2', D10 to <br />12' 6"x2' and D 11 to 12' 6"x2' . <br />Mr. Malone questioned when the landscaping at the site would be improved as agreed upon. Mr. <br />Joe Khouri said he would send a message to the landscaper. Mrs. Meredith questioned if all the <br />canopies would be the same red with white stripe color as was installed on building C. Mr. Joe <br />Khouri reviewed that canopies to be installed were previously approved and are comprised of a <br />mix of colors i.e. blue, green, red, red & white and multi color. <br />J. Lasko moved to recommend the Board of Zoning Appeals grant N. O. Town Center of <br />24954 Brookpark Road BI.DG D their master sign plan and variances as amended; <br />1. A variance for adjusted total square footage for excessive signage on a building <br />(accomplished by eliminating variances €or signs D1, D6, D9, D10 and D11). <br />2. Variances for 2 additional building identification wall signs. <br />3. Variances for 2 second floor tenant signs (accomplished by moving and incorporating sign <br />D21-2 into signs D15 or D271ocated on the north side ends of the building). <br />4. Variances for 11 additional unit signs (on rear north side of building). <br />The following signs will be sized as follows; (D6) 1316"x2', (D1) 151x21611, (D9) 12161lx2', <br />(D10) 121611x2' and (D)11) 121611x2' thereby elimiaating an additional 5 variances. D. Rerko <br />seconded the motion, which was unanimously approved, 4-0. <br />The Commission's recommendations are based on the applicant's willingness to significantly <br />reduce the absolute number and square footage amount of variances requested. Applicant's <br />demonstration of good faith producing a sign package that works for their tenants and the city. <br />The changes made results in a more consistent, proportional appearance for building D. The <br />proposed north 11 signs will not be illuminated and will be uniform placard signs used for <br />2
