customer and delivery identification. The variance for total square footage of signage required is
partially due to multiple tenants occupying both the upper and lower level of the building. The
building is a unique lifestyle center designed after the sign ordinances of North Olmsted were
developed and no such lifestyle type centers existed which did not allow such a development to be
encompassed or considered when being written. Therefore approving and adopting the sign
criteria paclcage will benefit all parties including the city's ability to prevent future disputes. The
clerk advised the applicant that 9 new sets of the amended sign criteria package needed to be
submitted for the BZA and Ms. Wenger stated the third (east) Carnegie logo also needed to listed
in the grid.
2. Kentucky Fried Chicken; 29701 Lorain Road: (WRI) 3)
Proposal consists of exterior modifications. Note: PDC tabled 06/13/07.
Ms. Wenger reviewed the requested changes and indicated that the landscape plan did not have a
legend and the berm was not addressed as requested. The rear elevation is still mislabeled and the
canopies and tower are still shown illuminated. The applicant agreed the only lighting was to be
the gooseneck lights over the canopies. The landscape issues should be addressed by the applicant
and tlie remaining items can be made conditions of approval.
Mr. Mathews reported that if the canopies and tower are not backlit no variances are required.
Mr. Collins reminded the applicant that the trench drains in the driveways would both need to be
repaired and should be noted on plans.
Mr. Post, KFC representative, indicated that there would be no backlighting on the building, the
tower will not be illuminated and the landscape plan would address the berm.
Mr. 1Vlalone said that the plan shows plants in the areas that are void but a legend is required.
Those plants which were added cannot be determined. The berm needs to have evergreens as
requested, existing trees need to be shown and the perennials need to be listed on the legend. The
area near Lorain Road looks to have plants and should be perennials.
Mr. Rerlco questioned the material used for the colored bands and canopies and recommended all
maintenance issues pertaining to the building are to be addressed during the renovations. All
building materials are to be listed on the plans accordingly. He questioned the thickness of the
EIFS being used and said the light poles being used for temporary signage is unattractive. The
dumpster is still being left out of the enclosure. He also questioned how the canopies along the
building would be drained. Also the entire parking lot should be resealed and stripped as its
current condition warrants the recoating.
Mr. Post said the blue band and canopies are powder coated metal and the doorway and drive thru
window are down lit and the EFIS thickness is 2 inches. All maintenance issues will be addressed
during the remodel. He would speak to the owner regarding removing signage from the light
poles. The dumpster is out as the enclosure will only hold one dumpster and it will be enlarged to
house both bins. The canopies are angled to drain to the front of the canopies and down. He does
not know if the owner would be sealing and striping the parking lot.
Ms. Wenger said if the applicant provided
council's review and if additional changes
changes a condition of their approval. Mrs.
an accurate landscape and elevation plan prior to
are found to be needed then council can make the
Meredith requested that if the flagpole is to remain it
be painted and include a flag.
