. <br />CITY OF NORTH OLMSTED <br />PLANNING & DESIGN COMMISSION MEETING <br />COUNCIL CHAMBERS <br />WEDNESDAY, JUNE 13, 2007 <br />NIINUTES <br />1. CAUCUS: <br />II. ROLL CALL: <br />The meeting was called to order at 7:30 pm. <br />PRESENT: J. Lasko Jr., R. Bohlmann, G. Malone, M. Mahoney, M. Meredith and J. Cotner <br />ALSO PRESENT: Planning Director K. Wenger, Assistant Building Commissioner R. Mathews <br />and Clerk of Commissions D. Rote. <br />ABSENT: D. Rerko <br />III. REVIEW AND CORRECTION OF MINUTES: <br />Mr. Lasko requested wording changed in the May 23, 2007 minutes pertaining to Fortney & <br />Weygandt's motion. <br />J. Lasko moved to approve the Planning & Design Commission minutes of May 09, 2007 as <br />written and the May 23, 2007 minutes as amended. M. Mahoney seconded the motion, which <br />was unanimously approved. <br />IV. OLD BUSINESS: <br />V. NEW BUSINESS: <br />1. Kentucky Fried Chicken; 29701 Lorain Road: (WRD # 3) <br />Proposal consists of exterior modifications <br />Planning Director Wenger reported that the proposal consisted of renovations, including roof <br />replacement, adding a tower element, eliminating windows, and adding EIFS. Recommendations <br />incorporated from pre-submittal meeting include solid color awnings, red and white tiles removed <br />beneath windows, expression panels removed, and some brick at ground level. However, the site <br />plan is unacceptable as parking and drives aren't shown. There is no landscaping plan and existing <br />landscaping is not identified, nor is it clear if there will be any improvements. Clarification as to <br />how rooftop equipment will be screened and signage still needs to conform to zoning code <br />requirements. <br />She reported for the City Engineer who was unable to attend that the existing trench and drains <br />needed repairs as they are currently in violation of city ordinances. As no alterations or work is <br />scheduled for the existing curb cuts so that a streetscape plan is not required. <br />Assistant Building Commissioner Mathews reported that if the commission approved the proposed <br />13 backlit awnings which are considered signage, they would need to forward the applicant to the <br />BZA with recommendations on the required variances. <br />Mr. Post with Jamesway Construction said many recommendations were incorporated however <br />they were trying to uphold/maintain their corporate image and fit into the community at the same
