They are willing to do some fine-tuning to the landscaping and additional remedial changes <br />to the; drawings but believe they are the closest they can be to meeting the City's standards. The <br />use of EIFS is used well above grade in low traffic areas and brick bases are being used along the <br />lower level. <br />Ms. Wenger read aloud Mr. Rerko's comments: <br />1. Call out all materials being used on the building, not just colors <br />2. Awnings should not have both internal and external illumination. <br />3. Details of awnings need to be provided <br />4. What materials are the canopies made of and how are they drained. <br />5. Are there any external downspouts or gutters on the building <br />6. Building material samples are needed <br />7. Make the columns larger or bring them closer together so that there is not a small infill panel <br />on the inside of the columns. <br />8. Will windows and doors remain or be replaced <br />9. Do not like the EIFS over the brick around the building <br />10. Elevation on A4 is mislabeled its the back elevation not the front <br />11. Parking lot and walkways are not shown <br />12. Call out landscaping and what happens at property lines <br />13. No photometric plan submitted <br />14. What type of coping is to be used <br />Mr. Post said the awnings would not be backlit and only gooseneck lights would be used over the <br />awnings. The awnings will meet structural standards, have no visible framing and will be cardinal <br />red 3M fabric material. The canopies are structural metal colored tortoise (dark brown), <br />illuminated from below for safety and positioned to drain directly below. There will be no <br />external downspouts or gutters the existing blacktop roof will remain as is and is angled to slop to <br />a rear drain, there will be no open scoffers. Only the north two outside windows will be removed <br />all other windows and doors will remain and the top-cap/coping will be a heavy gauge powder <br />coated aluminum finish. Revised elevations will be labeled correctly. Ms. Wenger questioned if <br />the applicant would expand or move the (north) front columns to ensure there is no infill space <br />between the tower and columns. Mr. Post said the tower could not be expanded but he would <br />increase the size of the columns to ensure the open space is eliminated. Mr. Bohlmann asked if <br />existing briclcs were being removed and height added to buffer the mechanical equipment or was <br />the EIFS being installed over the existing brick leaving systems exposed. He further questioned <br />why masonry brick would not be used in lieu of EIFS. Mr. Post reviewed that once the existing <br />mansard roof is removed 6 to 8 foot EIFS accent bands will be installed starting at the existing <br />roofline and block all mechanical systems from view. EIFS colors include white columns, mesa <br />tan top band and tanbark below the red accent band. Due to the age of the building the existing <br />bricks can not be matched. In fact the brick face which is being used throughout the bottom of the <br />columns is a manufactured faux brick face which will match the masonry brick color. Ms. Wenger <br />advised that if there was no site lighting changes a photometric plan would not be required and Mr. <br />Post confirmed there would be no alterations or additions to site lighting. <br />Mr. Lasko questioned if there would be any modifications to the parking lot or sidewalks. Mr. <br />Post said there would be not changes to the parking lot or sidewalks it is strictly building changes. <br />The current landscaping at the site is plentiful, the rear berm is heavily treed and along the front <br />between the driveways it would be difficult to add landscaping, but anything damaged will be <br />replaced. <br />2
