Mrs. Meredith reminded the applicants they agreed to replace <br />the roofing throughout the plaza and requested the final plans show the entire plaza re-roofed as <br />discussed. Mr. Howe said the color rendering showed the roofing as requested but he would <br />note it on the elevation plans. <br />T'erry Romp, plaza owner, said the front section of chainlink fence was four years old and he <br />would be willing to paint the existing poles and replace the older chainlink with the newer <br />chainlink and reuse the slats. The Commission felt Mr. Romp's solution was acceptable. <br />J. Lasko inoved to approve the development plan for I)rug 1VIart of 24485 Lorain Road <br />which consists of building renovations and a cirive-through addition with conditions <br />imposed at the March 28, 2007 meeting, as well as the condition that the eastside chainlink <br />fence will be replaced starting at the front east corner of the building to the rear of the site <br />by painting the posts and horizontal rails and reusing the front section of chainlink and <br />slats along the east property line. M. IVIahoney seconded the motion which was <br />unanimously appa-oved. <br />J. Ilasko moved to recommend that the Board of Zoning Appeals grant Drug Mart of <br />24485 Lorain Road a variance for one additional wall sign to be located on the north <br />canopy of the drive through. The sign is recommended to provide safety for pedestrians <br />and vehicular traffic throughout the site. M. Mahoney seconded the anotion which was <br />unanimously approved. <br />2. Zarka/Corso's Trust, I,ot Split Plat; 29691 I,orain Road: (WRI) 3) <br />The proposal is to split Permanent Parcel Numbers 234-14-003 and 234-14-004 (approximately <br />0.99 "acre) into two parcels. The north parcel (Corso's Restaurant) will be 0.3854 acre, and the <br />south 'parcel (office building) will be 0.6095 acre. The location is on the south side of Lorain <br />Road and approximately 200 feet west of Christman Drive. Zoning is Retail Business, General. <br />The existing parcel does not conform to the area requirements of the Zoning Code. A free- <br />standing restaurant requires a minimum of 1.5 acres. The existing parcel conforms to the <br />frontage requirements of the Zoning Code. <br />The proposed north parcel will not conform to the area requirements of the Zoning Code. The <br />proposed parcel will be 0.3854 acre and the required area is 1.5 acres. The proposed north <br />parcel will conform to the frontage requirements of the Zoning Code. <br />The proposed south parcel will not conform to the area requirements of the Zoning Code. The <br />proposed parcel will be 0.6095 acre (26,549 square feet) and the required area is 40,000 square <br />feet. The proposed south parcel will not conform to the frontage requirements of the Zoning <br />Code.` The proposed frontage on Christman Drive is 99.74 feet, and the required frontage is 150 <br />feet. Note: PDC tabled 02/28/07 and BZA denied variances 03/26/07. <br />Mr. Lasko announced that the commission would proceed to address the request despite the <br />applicants' absence. <br />Ms. Wenger reported that the BZA denied the variances for lot area and lot width. Therefore, <br />the lot split proposal has returned to the Planning & Design Commission for final determination <br />as required under chapter 1101.07. The Commission may approve, disapprove or modify the <br />proposal. However if the commission disapproves, the code requires they state the conditions to <br />be complied with before the lot split could be approved. She reviewed that in some <br />circumstances the commission could modify a lot split to conform to code requirements. <br />However this is not the case with this parcel of land. <br />2
