Mrs. Meredith felt that the ground sign <br />should not exceed the height of the building. <br />Mr. Maloney asked that the applicant stripe the drives to clarify traffic patterns which the <br />applicants agreed to do. Mr. Collins said the current drives do not meet today's codes and <br />questioned if they should be brought into code. Mr. Amato thought the widths of the drives <br />were needed to assist with the deliveries onto the site. Mr. Cotner asked that the applicant <br />work with Mr. Mortach when planting the trees to ensure light spillage is minimized. <br />G. Malone moved to recommend the Board of Zoning Appeals grant a variance for two <br />additional wall signs. R. Bohlmann seconded the motion, which was unanimously <br />approved. <br />M. Mahoney moved to recommend the Board of Zoning Appeals grant a height variance <br />for the ground sign for no more than 1 or 2 feet over code, and no higher than the height <br />of the building. M. Meredith seconded the motion. Roll call: J. Cotner, D. Rerko, M. <br />Mahoney, M. Meredith and G. Malone - yes; R. Bohlmann - no, he felt that the board <br />should see the sign prior to making a recommendation. Motion approved. <br />R. Bohlmann moved to approve the proposal for Nissan of North Olmsted at 28500 <br />Lorain Road which consists of fa?ade renovations and site improvements with the <br />following recommendations: 1). Existing light poles to be painted silver. 2). Five Norway <br />spruce trees to be planted along rear property line. 3). Landscape irrigation is to be <br />installed. 4). All shrubs planted are to be a minimum of 30 inches and dogwood/all trees <br />a minimum 8 feet. 5). Landscape bed added around new ground sign. All landscaping <br />recommendations from Mr. Malone are to be followed. 6). Driveways are to be striped <br />using paint. 7). Ground sign is to be moved inward 10 feet from the right of way. The <br />approval is conditioned upon the BZA granting variances. G. Malone seconded the <br />motion. Roll call: D. Rerko, M. Mahoney, M. Meredith, G. Malone and J. Cotner - yes; <br />R. Bohlmann - no. Motion approved. <br />V. NEW BUSINESS <br />1. Walters Advanced Dentistrv; 4780 Clague Rd: (WRD 94) <br />Proposal consists of demolishing existing home and constructing new dental office. Note: use <br />variance is required. <br />Ms. Wenger recominended the Commission limit their review to concept only and focus on the <br />requested variances, particularly the use variance. A use variance is fundamental as to whether <br />or not the office will be permitted. <br />Ms. Wenger reviewed considerations for the use variance requested, including types of uses <br />which are now permitted in residential districts as accessory or conditional uses including a <br />home professional office (accessory) and medical clinic (conditional) in residential districts; <br />medical offices (accessory) in senior residence. The Commission may also consider other <br />planning aspects such as compatibility with surrounding developments, lower impact than <br />other commercial uses due to limited hours of business, low traffic generation, few deliveries; <br />and building designed to complement residential character. Ms. Wenger supported the <br />conceptual proposal from a planning perspective. <br />3
