r <br />Mr. Paas, the architect, and Mr. Amato with Nissan were present to address the proposal. Mr. <br />Paas assured the commission that the ground sign would be moved inward 10 feet from the <br />property line into a landscape bump out. They will continue to use existing curb cuts. They <br />will be using silver Alucobond material across the south service area and the front and side <br />fascia will be silver Alucobond material with matching louver sections in front of it. The <br />service doors will be painted silver to match the new materials. The Nissan red will be used on <br />the new entranceway, the wall signs and the legs of the ground sign, which would not be <br />illuminated. There will be landscaping on either side of the driveways as well as building <br />entrances. The existing light poles will be painted silver to match the Alucobond material. <br />The height of the ground sign is to keep in line with existing pylon signs in the area. They are <br />asking for a 6 foot height variance. The signage on the building will be removed and replaced <br />with the front Nissan sign, Nissan Logo over the new doorway and a Service sign. Each of the <br />signs is part of Nissan's standard sign package both in size and color. <br />Mr. Rerko questioned if the material would be Alucobond material or a metal paneling which <br />resembles Alucobond. Mr. Paas indicated they would be using Alucobond material that is a <br />sun-rise silver. Mr. Rerko asked if the metal panels were a typical roof deck type. Mr. Paas <br />said it has basically the same finish as the Alucobond panel. It is not a roof deck it is a <br />concealed fastener system as there are no exposed fasteners visible and will be installed <br />horizontally on the wall with vertical batons. After more discussion of installation procedures, <br />Mr. Rerko had a concern that the louvers and wall panels could have maintenance issues and <br />felt the height of the ground sign being 18 feet tall was too high. <br />Mr. Malone said landscape irrigation is required. The landscape beds need more variety and <br />color. The plans call for burning bushes and boxwoods but he would like to see the beds <br />supplemented with colorful perennials for seasonal interest as well as annuals. The size of the <br />plantings should be larger i.e. dogwood minimum 8 feet, boxwood, burning bush and Taxus <br />cuspitadata a minimum 30 inches when planted. <br />Mr. Bohlmann said he strongly objected to the ground sign being higher than the building <br />itself. Mr. Paas indicated the building was 19 feet tall along the service area due to grade but <br />the majority of the building was 16 feet tall. <br />Mr. Mortach, an abutting homeowner, was present to address the issue of a fence along t11e rear <br />property line. Mr. Conway reviewed that he found that although a fence was briefly discussed <br />it was never required, instead past minutes required mounds and trees to be installed with the <br />expansion. Cominission inembers felt the issue of buffering should be addressed regardless of <br />what was approved or not in the past. Mr. Bohlmann felt that both the existing mound and <br />greenery were insufficient. Mr. Malone asked if the applicant would be willing to install 5 <br />Norway spruce trees along the northern property line to provide additional buffering for the <br />neighbors. Mr. Bohlmann preferred a fence across the entire rear property line or plant more <br />trees. Mr. Malone felt installing a fence would kill the existing greenery along the property <br />line. Mr. Mortach said if a fence was not possible he would be happy with the evergreens <br />being planted in key areas to block the lights. The majority of the board members favored <br />installing trees over a fence. <br />Mr. Malone questioned if the dealerships sign package provided a range of sizes for the signs. <br />Mr. Paas said that the new signage is what is available and is a vast improvement from what is <br />cunently there, although there may be other options available. Mr. Bohlmann said the <br />proposed sign is much too high and needed to be closer to code. He would not want to see <br />2
