A variance for 1 additional wall sign on a unit (Lazboy signs cl & c5), (code permits 1 applicant <br />shows 2) section 1163.27 (A). <br />6. A 81 square foot variance for excessive square footage of signage on a unit (Lazboy tenant #1), <br />(code permits 119 sq ft, applicant shows 200 sq ft) section 1163.24 (C). <br />Which is in violation of Ord. 90-125 sections: (1163.24 (B)), (1163.24 (C)), (1163.27 (A)), (1163.27 <br />(C))• <br />Prior to the applicant's case being called forward Mrs. Diver recused herself from addressing the <br />request and left the room. Mr. Kalina with ?Adams Signs, Mr. Khouri with the Management <br />Company and Mr. Berryhill the Vice President of Construction each came forward to be sworn in <br />and address the request. Mr. Kalina reviewed that he returned with current elevations and the same <br />sign criteria. He has worked with both the Building and Planning Departments to design the sign <br />package. There will be no signs placed on the north side of Building "C" which faces the residents. <br />There will be signs along the south elevation which is Brookpark Road as well as the West elevation <br />whicli is the main entrance to La-z-Boy. Mrs. Sergi asked if La-z-Boy would be listed on the main <br />ground sign and asked why the signs were not consistent in size. Mr. Berryhill advised that due to <br />the archit'ectural details along the south elevation signs had to be reduced to fit the design. <br />Mrs: Sergi asked what the sizes were of the individual letters of the double stacked sign. Mr. Kalina <br />reviewecl that the letters are double stacked within the 5 foot restriction and could not exceed the 5- <br />foot limit. Ms. Sergi felt no south sign should exceed 4-foot as there was no undue hardship due to <br />setback `restrictions. If La-z-Boy changed their sign the letters could each be 5 feet tall which she <br />believes is excessive. She questioned if Fatburger had an entrances along the south and west <br />elevation. Mr. Kalina suggesteci La-z-Boy had a 20 year lease so the sign would not change for <br />many years and Fatburger's entrances are on both the south and west elevation. Mr. Burke <br />questioned if the tenant wanted to install a new sign in two years if they would be allowed to use <br />single 57-foot individual letters. Mr. Conway said yes, that is why he would prefer the verbiage in the <br />criteria be setup the same as Building "D" which ties the criteria to the elevation plans that stipulates <br />the sizeand style of signs. Mr. Berryhill said that he would be happy to reword the criteria so that it <br />is consistent with the wording for building "D" criteria. <br />Mrs. Sergi questioned if the south and west signs are illuminated and when they would be turned off. <br />She is concerned that light from an illuminated west wall sign would be an issue. Mr. Berryhill <br />reviewed that all signs would be illuminated and setup on timers to turn on at dusk and off within 1 <br />hour of -the plaza closing, then only security lights would be left on. Mrs. Sergi thought time <br />restrictions were set in past variances which were granted for the site. Mr. Burke suggested <br />removing paragraph "C" from the sign criteria and allow the Building Commissioner the authority to <br />work'with the applicant on new wording. Mr. O'Malley recommended the board allow the applicant <br />to create their own wording for their criteria as the board should not attempt to create an owners <br />business forms. Mr. Kalina read aloud Building "D" paragraph "C" wording for the board to show <br />how the criteria and sign plans are tied together. A brief discussion between the applicants and <br />board.members pertaining to approving or referencing the criteria wording in the boards motion of <br />approval ensued. Mr. Conway advised that once the plan and criteria are approved they will become <br />the sign code the building deparhnent will follow for the site forever. <br />Mr. Koson, and Mr. Skoulis neighbors of the site each came forward to be sworn in and address their <br />concerns and presented photos taken from residents yards looking at the site to give the board <br />rriemliers an idea of what the residents will be viewing.
