, 2. Marge Evanco; 4632 Azalea: (WRD # 1) <br />Request for variance (1123.12). The proposal consists of a 3 season room and the following <br />variance is requested: <br />1. A 5 foot variance for a residence too close to the rear property line, (code requires 50', applicant <br />shows 45'). Which is in violation of Ord. 90-125 section (1135.08 (a)). <br />Mr. Bailey the contractor and Ms. Evanco the owner each came forward to be sworn in and address <br />the request. Mr. Bailey reviewed that his client wanted to have a 3 season room constructed to equal <br />the size of the existing concrete slab along the rear of the home. Mr. Menser felt that due to the rear <br />neighbor having a very deep lot the request would not be detrimental to the neighborhood. <br />M. Diver moved to approve Marge Evanco of 4632 Azalea her request for variance (1123.12), <br />which consists of a 3 season room and the following variance is granted: <br />1. A 5 foot variance for a residence too close to the rear property line, (code requires 50', <br />applicant shows 45'). Which is in violation of Ord. 90-125 section (1135.08 (a)). N. Sergi <br />seconded the motion, which was unanimously approved. <br />IV. NON-RESIDENTIAL APPEALS AND REQUESTS: <br />1. Victoria Plaza; 26101 Country Club Blvd: (WRD # 4) <br />Request for variance (1123.12). The proposal consists of a new sign and the following variance is <br />requested: (This request was reviewed by PDC 01-24-07) <br />1. A 4 foot 10 inch variance for a wall sign higher than code allows, (code permits 4', applicant <br />shows 8' 10"). Which is in violation of Ord. 90-125 section (1163.27(c)). Note: BZA tabled <br />01/04/07 & 02/01/07. <br />Mr. Pertro with the sign company and 1VIr. Petryshin with Consolidated Management each came <br />forward to be sworn in and address the request. Mr. Burke thanked the applicant for working with <br />the board and decreasing the height by removing the oval as requested. Mr. Petro advised that at the <br />boards request the oval was removed to decrease the size of variance required. All board members <br />voiced their approval of the change. Mr. Burke reviewed the Planning & Design Commissions <br />recommendation to require the letters centered on the 17th floor of the east side of the structure. Mr. <br />O'Malley encouraged the board to add the condition that the letters be placed as shown in the plans <br />dated February 21, 2007 between the floors. <br />J. Burke moved to approve Victoria Plaza of 26101 Country Club Blvd their request for <br />variance (1123.12), which consists of a new sign and the following variance is granted as <br />amended: 1. A 4 foot 10 inch variance for a wall sign higher than code allows, (code permits <br />49, applicant shows 8'10"). As shown on plans received Feb 21, 2007 the letters are to be <br />centered between the 17th & 18ih floors of the north tower on the east side of the building. <br />Which is in violation of Ord. 90-125 section (1163.27(c)). N. Sergi seconded the motion, which <br />was unanimously approved. <br />3. Citizen Bank; 26777 Lorain Road #1: (WRD # 4) <br />Request for variance (1123.12). The proposal consists of signage and the following variance is <br />requested: <br />1. A variance for 2 additional wall signs (97 ) on a unit, (code permits 1, applicant shows 3). <br />Which is in violation of Ord. 90-125 section (1163.27 (A)). Note: 1. One wall sign (#8) was issued <br />on separate PERMIT. Applicant is requesting 2 additional wall signs on this application. 2. One <br />ground sign (#1) was also permitted on separate permit. <br />Mr. Dragon with the sign company came forward to be sworn in and address the request. He <br />reviewed that Citizen Bank purchased 20 banks and are using a national sign package at each of the <br />locations. Their intent is to just exchange the existing signs with Citizens signs.
