There are many areas on the <br />building which are rotted including the boards along the bottom and the fascia is buclcled so <br />replacing it is preferred. He would prefer the columns be painted the light tan so the coluinns are <br />not accentuated. Damaged or broken gutters and down spouts need to be replaced and connected <br />properly. The bollards on either side of the new gates should be located on the inside of the <br />gates to allow them to open properly. The chainlink fence along the east and west sides should <br />be board on board to ensure the dumpster is not visible. The resurface should include fixing <br />damaged areas, resealing and striping. Mr. Fernandez said his intent was to cut out an area along <br />the bottom of the building and nin a base of some kind prior to being painted. Mr. Rerlco <br />suggested using a strip of masonry along the base which would prevent future damage. <br />Mr. Bohlmann noted that the wallcway to the building needed to Ue replaced. He felt that both <br />sides of the site should be resurfaced. Mr. Fernandez said that the west side of the site was <br />already resurfaced and would only be resealed and restriped. Mr. Bohlmann aslced if continuous <br />concrete curbing was being installed along the west parking spaces. Mr. Fernandez said if they <br />are required then they would be installed. Mr. Laslco said that if there is a mai-d-iole and mailbox <br />then concrete curbing should be used to protect the area and allow an enhanced landscape bed to <br />be added in the area where the parlcing space is shown. Mr. Collins cautioned the Commission <br />that introducing continuous concrete curbing could create stonnwater issues depending on the <br />grading of the lot. Mrs. Meredith felt that cutting off cross access from one lot to the other could <br />create safety issues. Mr. Rerko felt it would become an issue during snow plowing months. <br />Mr. Laslco said that new plans needed to be submitted with the Commission's requests. Mr. <br />Fernandez said he felt most of the requests were minor which he would do but needed to move <br />forward as he could not afford to wait an additional month to start the worlc. Ms. Wenger said <br />the applicant also needs to go before Council and the Commission could table or allow the <br />applicant to worlc with the administration to incorporate all the changes requested. <br />Mrs. Meredith said she would accept stating what is needed and allowing the applicant to move <br />forward as long as the changes are incorporated. Mr. Rerlco said delineation needs to be shown <br />on the plans as to where the resealing and resurfacing is to start and stop on the site as it is not <br />clear. Mr. Bohlmann questioned if the Commission should address site drainage now that the <br />site is being addressed. Mr. Collins said that other than the downspout not connected he was not <br />aware of any issues. <br />Mr. Lasko moved, seconded by Mrs. Mea-edith, to approve the proposal for COMS08-17: <br />Grubbs Surgers & Fries of 27600 Lorain Road which consists of building and site <br />improveanents with the condition that the City receive updated plans consistent with the <br />recommendations of the Cornmission including 1VIr.1Vlalone's landscaping comments as <br />well as 1!'Ir.
