Cohesive plans are to be submitted excluding future development possibilities, include mesh <br />fencing material and 6 inch curbs. <br />Mr. Lasko moved, seconded by Mr. Bohlmann, to approve the proposal for COMS08-09: <br />Exit 2 Storage of 31399 Industrial Parkway which consists of adding an additional 28 <br />covered storage spots conditioned upon the construetion plans excluding possible future <br />phases including buildings, drives or pavement and that revised plans shall be consistent <br />with the engineering plans which was unanimously approved 6-0. <br />COMS08-12: NOAC (Saab, Mercedes, Porsche); 28545 Lorain Road <br />Representatives: Denver Brooker and Brendan Grady, Forum Architects <br />Mr. Lasko said the proposal consisted of consolidating parcels: 232-06-005-006, 007, 008, 009, <br />010, 013 & 025 into one parcel. Ms. Wenger said the plat would consolidate all parcels involved <br />in the Mercedes, Porsche and Saab dealerships but one, which is the doctor's office lot. She <br />recommended approving the plat subject to meeting all Engineering Department requirements. <br />Mr. Collins said engineering had reviewed the plan and recommended approval. Mr. Brooker <br />said they were following through with the development plan which was previously approved. <br />Mr. Lasko moved, seconded by Mr. Rerko, to approve the lot consolidation for COMS08- <br />12: NOAC (Saab, Mercedes, Porsche) of 28545 Lorain Road consisting of permanent <br />parcels 232-06-005, 232-06-006, 232-06-007, 232-06-008, 232-06-009, 232-06-010, 232-06-013 <br />and 232-06-025 which was unanimously approved 6-0. <br />COMMUNICATIONS <br />Ordinance No: 2008-117 <br />COMS07-026: Biddulph Trail; Butternut Ridge Road: <br />Representative: Tom Liggett, Arcus Group Architects <br />Mr. Lasko said Ordinance 2008-117 amends the Zone Map by rezoning permanent parcel <br />numbers 236-23-028, 236-23-017, 236-24-019 and 236-24-0201ocated on Butternut Ridge Road <br />east of Canterbury Road from Single Residence A to Residential Cluster District. Ms. Wenger <br />said the ordinance would rezone the four parcels consistent with the proposal that was <br />recommended for approval by the Planning and Design Commission previously. The first part of <br />the project was the development plan which has been approved and a report sent to Council. <br />Council's BZD committee reviewed the proposal and requested initiating the rezoning so that the <br />rezoning legislation could catch up to the development plan. Ideally, the development plan and <br />rezoning will be voted upon by Council at the same time. The ordinance review provides <br />additional opportunity for the Commission to either reinforce or add findings to their record. <br />Mr. O'Malley reviewed the commission's role pertaining to review of the development, rezoning <br />and lot consolidation. The commission is charged with conducting an extensive review of the <br />effects of the proposed zoning as it pertains to the development itself and possible impact to the <br />utilities, health, safety, morals and general welfare of the area. Council has sent the ordinance to <br />the commission so that the commission can advise Council on the rezoning. In accordance to <br />state law and the City Charter, zoning is done in accordance with the Master Plan which was <br />updated in 2005.
