Mr. Moreno said he met with the neighbors who suggested <br />installing a 10 foot high fence which he agreed to, which would provide a better buffer for the <br />neighbors. Mr. Conway said commercial sites are not held to 6 foot high fences a 10 foot fence <br />can be installed without a variance. <br />The commission reviewed signage. There are a total of 7 ground signs shown on the plan, 4 <br />directional signs and 3 ground signs of which 2 directional and 2 ground signs were previously <br />approved. They are requesting 1 additional ground sign and 2 directional signs for the two <br />buildings proposed. They are also seelcing a second wall sign for both the Saab and existing <br />Porsche building. The Saab building overhang requires both a special permit to add to a non- <br />conforming building and a setback variance as well. Mr. Brooker reviewed that the 125 foot <br />variance for distance between signs was for pylon sign E and directional sign D. <br />Mrs. Sergi said the neighbors would lilce to malce sure the fence height is consistent to ensure the <br />lights and sounds of the cars are buffered. She commended Mr. Moreno for his efforts in <br />working with the neighbors to ensure they will not be adversely affected. She requested the 10- <br />foot fence be installed along the entire rear property line. Mr. Moreno said that they would <br />continue the fence along the back and reuse the new existing fence at the Lotus site. <br />Mr. Laslco moved, seconded by Mrs. Meredith, to recommend the Board of Zoning <br />Appeals grant COMS08-12: NOAC (Saab,lVIercedes, Porsche) of 28545 Lorain Road a 10 <br />foot rear yard setback variance for parking cars, code requires 15' applicant shows 5', <br />section 1139.07, which was unanimotasly approved 6-0. The commission's recommendation is <br />based upon the 10 foot high fence which will expand the north side of the property and continue <br />along the L-shape property line which is being installed to provide the residents the buffering <br />needed to lessen the impact of the site. <br />Mr. Laslco moved, seconded by Mrs. Meredith, to recommend the Board of Zoning <br />Appeals ga-ant COMS08-12: NOAC Porsche of 28545 Lorain Road a variance for a second <br />wall sign on the Porsche building, code permits 1 applicant shows 2, section 1136.28, whicli <br />was unanimously approved 6-0. The recommendation is based upon total square footage not <br />being exceeded and to delineate the proprietary interest of the business being in North Olmsted <br />but potentially on nation wide bases for advertisement campaigns. <br />Mr. Lasko moved, seconded by 1VIrs. 1Vleredith, to recommend the Board of Zoning <br />Appeals grant COlVIS08-12: NOAC Saab of 28545 Lorain Road a variance for a second <br />wall sign on the Saab building, code permits 1 applicant shows 2, section 1136.28, which <br />was unanimously approved 6-0. The commission's recommendation is based on the same <br />reason given for the Porsche approval. <br />Mr. Laslco moved, seconded by Mr. Malone, to recorrimend the Board of Zoning Appeals <br />grant COMS08-12: NOAC (Saab, Mercedes, Porsche) of 28545 Lorain Road a variance for <br />3 ldditional ground signs, code permits 2 applicant shows 7, sectaon 1163.27 A, which was <br />unanimously approved 6-0. The commission's recommendation is based on 4 of the grounds <br />signs already existing. The directional signs are necessary to provide controlled traffic flow on <br />and about the campus. The pylon sign is needed to identify the new business and the owner is <br />being forthright by addressing the lot consolidation, expansion and signage at the same time.
