, <br />Mr. Lewis said the building was adjusted to meet the sideyard setback by decreasing the size of <br />the building to 14,435 sq ft and narrowing the drive aisle along the ease side. He assured traffic <br />patterns would accommodate the minor adjustments. Three parking spaces were landbanked <br />along Columbia Road, the turning lane will be painted and brickscape plan is shown along <br />Lorain and Columbia Roads. The site plan will be amended to show the correct landscaping <br />trellis, with honey suckle vines and bump-out on a new set of plans. The evergreens will be <br />installed 7' to 8' high and the decretive fencing details including landscaping will be shown on <br />new plans. The bio-retention plantings are shown and follow what is required by state law. The <br />irrigation plan and tree survey were submitted as requested. <br />Mr. Malone asked for an explanation of the water fowl exclusion fence (page C6.0). Mr. Jurisch <br />explained that the water fowl exclusion fence is a vertical, chicken wire fence to deter the birds <br />while the plants become established. Mr. Malone requested the applicant specify the plant <br />quantities and locations in the bio retention basin. The plant label SDD on page L1.1 needs to be <br />added to the plant schedule. The overall landscape selection is such he is confident the plant <br />chosen will fit the design. Mr. Bohlmann requested new curbs and gutters be installed along <br />Lorain and Columbia Roads. <br />Mr. Murry, neighboring condo president, asked for details regarding the site drainage, fencing <br />and truck deliveries. Mr. Collins said the main pond is 3' deep with intermediate ponds within <br />the main pond acting as four bays which comprise the bio-retention. The pond is designed as a <br />dry basin during normal conditions, during rainy conditions the pond will drain by gravity to <br />Columbia Road. Mr. Jurisch said an 8' vinyl beige fence would start near the northwest property <br />line and continue to the northeast corner of the lot. A separate 4' black aluminum decorative <br />fence would run to the south of the basin, prohibiting access. The retention pond will be dry to <br />marshy with heavy flowering vegetation all year long. Mr. Lewis said the majority of deliveries <br />are made with step-van size trucks using totes and standard practice is to have 1 semi truck <br />delivery per weelc. <br />Ms. Soltis was concerned over property maintenance and the geese being attracted to the area. <br />Mr. Lasko explained the City's regulations requiring property maintenance. Mr. Malone noted <br />that the pond is dry most of the time therefore geese would not be drawn to the site. Mr. Rerlco <br />said that if geese are an issue, fishing line could be strung in a way to deter them from landing. <br />Mr. Davis, abutting neighbor, said he was concerned that once the new curbs and gutters are <br />installed it would increase the amount of water flowing into his driveway. Mr. Rerko pointed out <br />that although there are 11 catch basins throughout the site the northwest driveway loolced to be <br />draining into the street. Mr. Collins said water drainage throughout the lot will be collected prior <br />to reaching the driveway and, in fact, the system may alleviate some of the existing water issues <br />along the corner. <br />Mr. Lasko moved, seconded by Mr. Bohlmann, to approve the development proposal for <br />COMS07-0029 Walgreens Discount Drugs of 24584 Lorain Road witla the following <br />conditions: <br />1. Submit a lot consolidation plat. <br />2. Site and landscape plans are to be consistent at the southeast corner of the building. <br />2
