The small portion of residential land behind the retail district is not realistically usable <br />as a residential zone, so that rezoning for this purpose is a reasonable option. <br />Mr. Sindyla said changes were made to the site plan including spacing the trees, eliminating the <br />propane tanlc to include a diesel generator on T-Mobile's pad, removing the bollards, and adding <br />the front landscaping. It is a landscape berm about four feet wide and one foot high along the <br />front property line and along the neighbor's property. Irrigation plans were not included <br />however that can be addressed. Any required to fill in between trees can be accommodated. Mr. <br />Sindyla provided photo simulations showing the height of the tower frorri the north east and <br />northwest near the fire station. It is a 170 foot monopole, extendable to 190 feet. <br />Mr. Malone said the evergreen spacing is fine, but three tree locations should be adjusted near <br />the drive. He specified seven to eight foot ball and burlap. The front landscaping proposed <br />should be substituted with plants that give more winter coverage such as Taxus media for the <br />Spiraea. The perennials along the bed on Lorain Road should use groupings of five instead in <br />the ten foot space and groupings of three in the corner. <br />Mr. Rerlco aslced clarification of the canopy over the equipment cabinets. Mr. Sindyla said they <br />prevent ice froin falling on the equipment or worlcers. They do not yet know if the FAA will <br />require the tower to be lit, but he feels they are far enough away from the airport. Mr. Bohlmann <br />questioned irrigation, and the owner said the property already has an underground sprinkler <br />system. <br />Mr. Conway commented that the generator would need to meet sound level requirements, which <br />could be varied by the Safety Director; however, he warned sound mitigation should be <br />considered. <br />Ms Meredith questioned if they will decide on the twenty foot extension. Mr. O'Malley noted <br />that the tower should be able to accommodate minimum of three co locaters, with the equipment <br />structures in the compound. The tower should be able to accommodate up to two hundred feet if <br />necessary to reduce the number of towers. <br />Mr. Laslco reviewed the standards and conditions of the conditional use permit as described in <br />1118.03 and the Commission made favorable findings on all standards (a) through ( fl, and <br />subject to the variance being granted by the BZA. <br />Mr. Lasko moved, seconded by Mre Rerko, to grant a Conditional Use Permit to T Mobile <br />of 29708 Lorain Road, based upon the Commission's findings which was unanimously, <br />approved 6-0. <br />Mr. Rerko noted that the Metroparks has not made further comment about the proposal and that <br />no one was present on behalf of the Metroparks. <br />Mr. Lasko moved, seconded by Mr. Malone, to approve the proposal for T Mobile, 29708 <br />Lorain Itoad, with the following conditions: <br />1.
