to have two wall signs one on the south wall facing I-480 and one on the north entrance to the <br />building. Since the Planning & Design Commission meeting they found out that Hampton signs <br />are only available at 3'8" or 5'6" and city codes only allow 4 feet maximum. Mrs. Diver noted <br />that a 3' 8" inch sign would not require a variance. Mr. Kerr said a 3' 8" sign would not <br />aesthetically fit the building, therefore they request two 5'8" signs and noted the number and <br />sizes of neighboring businesses wall signs. He presented an elevation plan showing how both <br />sized signs would appear on the building. Ms. Rudolph questioned the building distance from <br />Country Chib Blvd and asked the size of the exiting Hampton Inn sign. Mr. Moffa said the <br />existing Hampton Inn sign was no longer used and the building would have new ownership once <br />the new hotel opens. Mr. Conway said the plans show the building setbaclc at 150 feet and noted <br />that city codes were written based on 75 foot setbacks. If a curb-cut was along Columbia they <br />would be allowed two wall signs, and city codes do not address freeway visibility. With two <br />5'8" wall signs requested the variances would need to be amended to reflect a 1' 6" variance for <br />two (2) wall signs higher then code allows, the 8" variance is eliininated and new plans <br />submitted showing the accurate signs. Mr. Kerr believed that the character of the neighborhood <br />would not be affected and the proposed sign sizes were comparable to neighboring signs. They <br />would place the wall signs over the north facing Country Club Blvd and south facing I-480 <br />entrances. Mrs. Diver questioned if there would be a sign on the O.D.O.T. pole and Mr. Kerr <br />said yes. Mrs. Sergi questioned if the signs were illuminated and the applicant said yes. Mrs. <br />Armstrong asked to view the plans as she is concerned the wall sign would be visible from her <br />home on Columbia Road and aslced why the applicants were allowed to rezone the lot which <br />would adversely affect the neighborhood. Mr. O'Malley said the owners' proposal was to <br />develop their lot as zoned Mixed Use and there was no sign shown on the east elevation which <br />faced Columbia Road. However, Planning Commission had the ground sign relocated to the <br />Country Club curb-cut. He advised the board to take into consideration the PDC <br />recommendations during their deliberation and condition any approvals upon the new ground <br />sign location. Mrs. Diver noted that all meeting minutes were available on line at the City web- <br />site and all case files are available for viewing in the clerlcs office Mon-Fri 8:00 am-5:00 pm. <br />Board members felt 2 wall signs on the building was warranted for visibility from I-480 (south <br />wall) and the main entrance (north wall) having a 150 foot setbaclc. The 5' 8" sign size <br />aesthetically fit the size of the building and seemed coinparable in size to neighUoring signs. <br />Mrs. Diver said approval would be conditioned upon never having a ground/monument sign at <br />the corner of Columbia and Country Club and the placement of the wall signs are for the south <br />wall facing I-480 and the north wall over the main entrance only. Mrs. Diver said that members <br />only agreed to the size of the signs because of the front and rear setbaclc distances on the site. <br />Ms. Rudolph moved, seconded by Mrs. Sergi, to grant COMS08-0006 Hampton Inn (PP# <br />236 18 005) SW corner of Country Club Blvd & Columbia Rd the following variances as <br />amended; 1). A variance for an additional wall sign, code permits 1 applicant shows 2, <br />section 1163.27 a. 2). A 1 foot 6 inch variance for 2 wall sign higher than code allows on the <br />South and north elevation both type "A", code permits 4 ft applicants shows 5 ft 8 inches, <br />section 1163.28 C, contingent upon; never having a ground/monument sign at the corner of <br />Columbia and Country Club and the placement of the wall signs are for the south wall <br />facing I-480 and the north wall over the main entrance as shown on the plans dated 6/24/08 <br />submitted at meeting which was unanimously approved 5-0. <br />Fifth Third Bank; 26187 Lorain Road; (Ward 4) <br />Request for variance (1123.12).
