Rudolph, to grant C0MS08-12: NOAC (Saab, <br />Mercedes, Porsche) of 28545 Lorain Road a variance for a second wall sign on both the Saab <br />nnd Porsche buildings, eode permits 1 applicant shows 2 on each build'ang, which is in <br />violation of section 1163.28 roll call on the motion; 1VIenser, Rudolph, Bellido yes,lVIrs. Diver <br />no variance granted 3-1. <br />Ms. Rudolph moved seconded by Mrs. Bellido, to grant COMS08-12: NOAC (Saab, <br />1VIercedes, Porsche) of 28545 Lorain Road a variance for 5 additional ground signs code <br />permits 2 applicant shows 7, which is in violation of section (1163.27 A), noting that four <br />ground signs were previousiy approved ancl Saab is requesting 3 additional grounds signs <br />which was unanimously approved 4-0. <br />Mrs. Diver moved seconded by Mr. Menser, to grant COMS08-12: NOAC (Saab, Mercedes, <br />Porsche) of 28545 Lorain Road a 125 foot variance for distance between southeast ground <br />signs E& D code requires 200 ft, applicant shows 75 ft, which is in violation of section <br />(1163.27 A), and was unanimously approved 4-0. <br />COMS08-13: NOAC (Lotus Dealership); PP# 234-24-006 Lorain Rd: <br />Request for variance (1123.12). The proposal consists of a new car dealership. <br />The following variances are requested: <br />1. A 40' setbaclc variance for merchandise displayed within front yard setbaclc code requires 75' <br />applicant shows 35,' section 1139.07. <br />2. A variance for a second wall sign code permits 1 applicant shows 2, section 1136.28. <br />Prior to the opening of the case Mrs. Sergi again excused herself from the discussions. <br />Mr. Broolcer said a 35 foot variance for front setback of display is needed. The location of the <br />display vehicles will be further baclc then the adjacent properties which extend further into the 75 <br />foot setback. The variance is warranted as the number of display vehicles were reduced to 4 and 3 <br />of the four were moved inward reducing the variance size from 70 feet to 35 feet. The site is very <br />restrictive, about 30% to 40% of the lot can not be developed due to riparian codes. Ms. Rudolph <br />aslced if the displayed cars would be elevated or remain at ground level and Mr. Broolcer said they <br />would remain at ground level. He said the new dealership will house a lotus Dealership and a <br />North Olmsted Performance service center, both of which needs a wall sign as no ground sign will <br />be installed. One sign will be a Lotus logo the other will say North Olmsted Performance and the <br />performance center will house 1,450 square feet of the building. Mr. Menser questioned if the <br />plants were low enough to allow the vehicles to be seen as they sit very low. Mr. Brooker said <br />plants were chosen to insure the vehicles could be seen. Mrs. Diver questioned if both new and <br />used vehicles would be sold at the lot. Mr. Brooker said the front of the lot would house Lotus <br />vehicles only and the back of the lot would store inventory vehicles for all dealerships. <br />Mr. Mitchell noted that the applicant made an effort to reduce the front setbaclc by reducing the <br />number of vehicles to be displayed and considering the riparian restrictions placed upon the lot the <br />variance was warranted. The two wall signs requested are due to two businesses within one <br />building both of which meets total square footage allowed for one sign. There is to be no ground <br />sign at the site and if each business had an egress they would be allowed to each have a wall sign. <br />Mrs. Diver understood the need for both the setback and number of signs for the businesses. All <br />board members agreed that both variances were warranted as it looked to be about 40% of the lot <br />which has been rendered unusable.
